  • General Rental Rules

    1. ALL GARBAGE MUST BE TAKEN WITH YOU.  DO NOT USE OUTSIDE TRASH CANS.  THEY ARE FOR POOL USE ONLY.  (Failure to do so will result in automatic forfeiture of the $100 deposit.) 
    2. NO SMOKING IN THE CLUBHOUSE.
    3. NO METALLIC FASTENERS such as nails, staples, thumbtacks, etc., may be used to hang decorations on the walls or from the ceiling. 
    4. SCOTCH TAPE is not permitted for decorations. ONLY painters or masking tape can be used to hang decorations, and it must be removed at the end of rental. 
    5. Renter will be charged for professional repair of any damage found due to use of prohibited items.
    6. All parties MUST BE OVER BY 2:00 a.m.  Pool rental is over at 11:00 p.m.
    7. Stereo speakers must only be used INSIDE the clubhouse.
    8. No tents inside the pool area.
    9. Damage over and above normal wear and tear is chargeable and must be reported immediately.
    10. Clubhouse and pool area are not to be used for business or moneymaking purposes.
    11. Furniture may not be removed from the Clubhouse for any reason.
    12. Homeowner or tenant must be present for the duration of the rental.
    13. The sports court is to be used for tennis, basketball, or pickle ball only.

    Clubhouse and Pool Rentals

    1. Contact Rj Community Mgt. at 412-550-0003 to rent the clubhouse and pool.  YOU MUST BE A HOMEOWNER OR TENANT IN THE DEER RUN COMMUNITY AND IN GOOD STANDING.
    2. Clubhouse rental is $45.00 plus a $100.00 deposit.  Payments must be on separate checks.
    3. Simultaneous rental of both the clubhouse and pool is $65.00 plus a $100.00 deposit. Payments must be on separate checks.
    4. Pool rental is not a private rental.  The pool is open to other residents at all times.  Please make sure your guests abide by the pool rules.
    5. Clubhouse rental runs from 11:00 a.m. to 10:00 a.m. the following day.  The clubhouse must be cleaned by
      10:00 a.m. the following day. 
    6. Your access card/key fob will be activated from 11:00 a.m. the day of your rental until 10:00 a.m. the following day.
    7. Any complaint about a clubhouse/pool rental and/or withholding of security deposit must be submitted in writing to Rj Community and will be resolved by the HOA Board at their next meeting.

    Clubhouse Cleanup

    1. Cleaning the clubhouse after rentals is the renter’s responsibility. Failure to properly clean will result in the forfeiture of the deposit.
    2. ALL GARBAGE MUST BE TAKEN WITH YOU. DO NOT USE OUTSIDE TRASH CANS. FAILURE TO TAKE YOUR GARBAGE WILL RESULT IN AUTOMATIC FORFEITURE OF THE $100 DEPOSIT.
    3. Ice must NOT be disposed of on the lawn.  If ice is dumped on the lawn and damages the grass, you will be responsible for the cost of lawn repairs.
    4. The kitchen and bathrooms must be cleaned including sinks and toilets.
    5. The refrigerator, microwave, and stove should be emptied and cleaned. Also, make sure the oven and all burners on the stove are turned off.
    6. Counters and tabletops must be cleaned.
    7. All furniture used is to be cleaned after your party.
    8. Tile floors must be cleaned (a mop/bucket is in coat closet).
    9. Throw rugs must be vacuumed (a vacuum cleaner is in coat closet).
    10. Laminate floor must be dusted with the large dust mop in closet. Any spills should be wiped up with a damp paper towel.  Any crumbs that have been crushed into flooring are to be cleaned up. If something doesn’t wipe up with a paper towel, only an approved cleaner for laminate flooring can be used.   
    11. Vertical blinds should be lowered and closed.
    12. Folding chairs (20) are to be stacked back in the coat closet.  The red chairs (20) stacked by TWOS along the outside front door wall. All folding tables (10) are to be taken down and stacked along the wall where the sliding glass doors to pool are.
    13. The air conditioner should be turned to the OFF setting in summer.  During the winter months when the temperature will be freezing or below, make sure the furnace is set to the ON position and temperature is set at 55°.  The fan switch should be left in the AUTO position; do not set it to ON.
    14. ALL CLUBHOUSE DOORS SHOULD BE LOCKED, and all lights should be turned off.  Do not lock the deadbolt on the front door.  The television should also be turned off.
    15. After Labor Day weekend through the beginning of Memorial Day Weekend, please leave the door from the clubhouse to the bathroom hallway open and make sure the door from the hallway to the outside is LOCKED.
    16. During the pool season (Memorial Day Weekend to Labor Day Weekend), the door from the clubhouse to the bathroom hallway MUST BE LOCKED and the door from the hallway to the outside unlocked. There will be signs posted on doors as to when they are to be opened and when they are to be locked.
    17. Clean-up must be COMPLETED BY 10:00 A.M. on the day following your rental.

    If the above items are not done to satisfaction and you need to be called back, $25.00 will be charged for each call back. This will be deducted from your security deposit check.

    THE CLUBHOUSE RULES ARE DESIGNED SO THAT THE CLUBHOUSE WILL REMAIN A LONG-TERM ASSET TO DEER RUN HOMEOWNERS.

    Council reserves the right to stop in during rentals to observe use of clubhouse/pool and check for compliance of rules.

    This sheet must be signed by the renter and returned in order for deposit to be returned.  By signing, you agree that you and your guests will abide by the rules outlined above.

  • Deer Run HOA Rental Hold Harmless Agreement

  • This agreement is made this day, {todaysDate}, in Cranberry Township, PA, between the Deer Run Homeowners Association, (herein referred to as "DRH") and {ownertenantName} (herein referred to as "The Lessee").

    DRH holds the title to real estate commonly known as the Clubhouse and Pool in Cranberry Township, PA, including all the buildings and accessories thereon.

    The Lessee has requested to use the Clubhouse and/or Pool for the purpose of a hosted event.

    NOW, THEREFORE, for good and valuable consideration, DRH and the Lessee agree as follows:

    1. The Lessee shall have the right to use the Clubhouse and/or Pool for the purpose of a hosted event on the day of {dateRequested5}.
    2. In consideration of the use of the Clubhouse and/or Pool for the purpose of a hosted event, the Lessee and all guests shall save and hold harmless DRH from any and all claims, demands, causes of action, litigation or liability related to damages to the Lessee or to the property of the Lessee or to any third parties of the Lessee using the Clubhouse and/or Pool, for the purpose of a hosted event on the day of {dateRequested5}.
