    Agency Disclosure: Swartz properties is the agent for the owner of the properties we have listed. We are not your agent, unless we enter into a written agreement to act as your agent. We owe duties to the owner which include utmost good faith, loyalty and fidelity. We will negotiate on behalf of and act as an advocate for the owner. Although we do not represent you, we will disclose you to all adverse material facts about the property actually known by us. We will assist you without regard to race, creed, sex, religion, national origin, familial status, marital status or handicap.

    Criminal and Credit Checks Policy: All applications are subject to a criminal and credit check by Swartz Properties. If you are denied due to the results of either the criminal or credit check, your application fee will NOT BE REFUNDED.

    Pet Fees Policy: There is a $250 refundable one-time fee, and an additional $25 per-month per-pet fee. Pets must be pre-approved by Swartz Properties.

    Holding Fee Policy: I understand and agree that the Holding Fee I am playing is non-refundable if I do not take the unit for any reason. I also understand the lease must be signed within 48 hours of paying the Holding Fee or money is forfeited and unit will no longer be held for me. Once the lease is signed, my Holding Fee will be credited as my Security Deposit and will then become refundable at the completion on my lease.

    We take pride in our management and in our apartment communities. We actively seek good residents to make their home with us, and we strive to provide the best services we possibly can while they live in a Swartz Properties apartment home.

    We screen our applicants very carefully, and we completely verify all information provided to us on the rental application that you complete and from other sources available to us.

    The screening and verification process is used for every applicant the same way — fairly, consistently, uniformly. We work very diligently to observe both the spirit and the letter of the fair housing laws — not just because they are the laws of the land, but because we sincerely, believe personally and as a company, in fair housing and equal opportunity in fair housing for everyone.

    An applicant who passes the screening criteria is offered an apartment when a suitable one is available. An applicant who does not satisfy the screening criteria is not accepted as a resident.

    We run a credit report, criminal checks, we verify employment and income, and we check previous rental history for at least the last year. By making an application for an apartment here at Swartz Properties you acknowledge that these checks and verifications will be done, and give your permission for us to do so.
