Agency Disclosure: Swartz properties is the agent for the owner of the properties we have listed. We are not your agent, unless we enter into a written agreement to act as your agent. We owe duties to the owner which include utmost good faith, loyalty and fidelity. We will negotiate on behalf of and act as an advocate for the owner. Although we do not represent you, we will disclose you to all adverse material facts about the property actually known by us. We will assist you without regard to race, creed, sex, religion, national origin, familial status, marital status or handicap.
Criminal and Credit Checks Policy: All applications are subject to a criminal and credit check by Swartz Properties. If you are denied due to the results of either the criminal or credit check, your application fee will NOT BE REFUNDED.
Pet Fees Policy: There is a $250 refundable one-time fee, and an additional $25 per-month per-pet fee. Pets must be pre-approved by Swartz Properties.
Holding Fee Policy: I understand and agree that the Holding Fee I am playing is non-refundable if I do not take the unit for any reason. I also understand the lease must be signed within 48 hours of paying the Holding Fee or money is forfeited and unit will no longer be held for me. Once the lease is signed, my Holding Fee will be credited as my Security Deposit and will then become refundable at the completion on my lease.
