    How HomeSearch by NuWay Works

    Step 1:  Show Me the Money!

    Unless you’re paying cash (not that there’s anything wrong with that), the first and most important step in the purchase of your first or next home is to get pre-approved for a mortgage loan.

    Using the convenience of a phone or online application and from the comfort of your home, we’ll connect you with a local lender who will provide you with a FREE no obligation credit decision, with a maximum suggested loan amount, before you even begin shopping for a home.

    The loan amount fits your real-life budget. You don’t want too much month left over at the end of the money. Search only for and purchase a home that you can afford in this season of your life.

    Mortgage Pre-Approval!

    The decision happens within days when you provide the information your lender needs in order to evaluate and process the loan.

    Some Things You Will Need for the Mortgage Application

    • Bank Statements (last two months from all accounts)
    • Retirement (last two months of retirement/pension, 401K, and social security 1099 statements)
    • Pay Stubs (last 30 days)
    • Tax Returns (last two years of 1040 tax return, last years of federal corporation and/or partnership tax returns (if self-employed), & last two years of W-2 forms)
    • Valid I.D. Copy (driver’s license, social security card, passport)
    • Earnest Money (copy of earnest money check deposit)
    • Award Letters (if applicable; for retirement/pension income, social security, disability income)
    • Divorce (if applicable; decree and separation agreement)
    • Mortgage Statements (if applicable; property tax bills and homeowner’s insurance statements for all real estate owned)
    • Bankruptcy (if applicable; petition and discharge)

    * Additional documentation may be required in order to complete the underwriting process.

    Some Do's and Do Not's During the Lending Process

    The DO’s:

    • DO call your loan officer before making any financial decisions or changes to your normal financial routine. Your loan officer will help you through the loan process.
    • DO keep all existing credit card accounts open.
    • DO keep your employment within the same company or field of work.
    • DO pay off collections, judgments or tax liens reported within the past year.
    • DO be prepared to pay off collections if required by underwriting or the loan program guides.
    • DO provide any documentation for satisfied judgments or paid tax liens.
    • DO stay current on payments for all existing monthly obligations.

    THE DO NOT's:

    • DO NOT apply for new credit of any kind.
    • DO NOT max out or overcharge existing credit cards.
    • DO NOT consolidate debt to one or two credit cards.

    Step 2:  The Smarter Home Search

    Once we’ve received your credit decision and make any adjustments needed in your HomeSearch by NuWay criteria, we’ll run a search of FlexUnited with the specs you have chosen for a home in the price range approved by your lender.

    We’ll save the search and automatically alert your on your own personal portal with homes that match your search criteria.

    Just specify exactly what you’re looking for and the most accurate and up-to-date information will be sent directly to you the moment it becomes available.

    Step 3:  The Top 10 List

    Using a list of available homes on your portal, do your homework and find up to 10 houses you like and we’ll schedule showings for each over a two-day period.

    NuWay provides you with ways to help you do your homework.

    We will provide your with a link to send NuWay your Top 10 List when the time comes, in order of preference, by MLS numbers and then we'll schedule up the tour beginning with the #1 home on your list.

    Step 4:  The Final Four

    Narrow your Top 10 List down to the "Final Four" and we’ll revisit each or any you would like to see again.

    Step 5:   Finding the One!

    Choose “The One” and make the sellers an offer they can’t refuse.

    NuWay does the due diligence and will provide you with all the data and information you need about the home you have selected and assist you in making your decision and offer.

    We’ll present your offer, along with your proof of finances and then work with you and negotiate with the seller (and or broker/agent) until an acceptable deal is reached.

    We’ll also handle all details of the buying process, from contract through closing day, including enlisting a team of great professionals to help with the task and keep you posted on the process until you get the keys and get moving.

    Two Documents Required to be Signed Before the First Showing:

    1. Working with a Real Estate Broker Disclosure

    Before you begin working with any real estate broker/agent, you should know whom the broker/agent represents in the transaction.

    Seller's Agent (also known as the Listing Agent) represents the seller(s), Buyer's Agent represents the buyer(s), Disclosed Dual Agent (represents both the seller(s) and the buyer(s) or "Customer" (not represented by a broker/agent in the transaction).

    The Working with a Real Estate Broker Disclosure is not a legally binding contract.

    NuWay believes that representing both the seller(s) and the buyer(s) creates a possible conflict of interest and that each party should their own representation.  We do not recommend a Dual Agency Agreement to our clients.

    2.  Exclusive Buyer Agency Agreement

    With this document, the buyer(s) agree(s) to hire the named NuWay Realty MS for specified duties, for a specified term and for a specified fee.

    The Exclusive Buyer Agency Agreement is a legally binding contract.
