CAUTION
The down side to using an older MLS listing is that the data fields collected on the MLS do change over time. In addition, most 3rd parties (Listing Agents) have not provided a complete detailed listing. This can hurt you when buyers and other REALTORS are searching on behalf of their clients. Bad data and or incomplete listings can hurt your prospects to sell.

A Broker representing a Buyer, can be representing the Buyer as a "Single Agent", "Transaction Broker" or a "No Brokerage Relationship". Member Broker's office policy is to cooperate with all other Brokers except when not is the Member's best interest and to offer compensation to all three forms of Buyer representation.
GOLD PLAN COMPENSATION: The ("Commission Percentage") is 5%. 50% of the Commission Percentage will be paid to any Co-op Broker.
SILVER PLAN COMPENSATION: The ("Commission Percentage") is 4%. The ("Commission Fee") is the Commision Percentage times the purchase price. 2.5% of the total purchase price ("Co-op Commission") will be paid to Buyer's Broker at Closing. Co-op Commission is paid out of the Commission Fee.
COMPENSATION: Commission being offered to the Buyer's Broker ("Commission Fee"). Member reserves the right to sell the Property directly to a Buyer without the assistance of any real estate licensee.
This Exclusive Right of Sale Marketing Agreement ("Contract") is between Member, as defined on MLS Profile Sheet, and RealEstate Listing Service Corporation (dba Dorothy.com), 145 Tupelo Avenue, Naperville, IL 60540 ("Member Broker"). For the consideration set forth herein, Member and Member Broker contract as follows:
A lock box does not ensure the Property's security. Member is advised to secure or remove valuables. Member agrees that the lock box is for a Member's benefit and releases Member Broker, persons working through Member Broker, and Member's local REALTOR Board/Association from all liablity and responsibility in connection with any damage or loss that occurs.
