Below outline the guidelines for selecting the right and best tenant for our homeowners. All applications will be processed by checking person and rental references, proccessing a thorough background and credit check, and verifying the household income. Anyone over the age of 18 MUST be on the lease and fill out an application as well. Application fees are $50 per applicant.
Security Deposit: To lock down any of our properties, we require one months rent as a security deposit. After the lease has been fulfilled, your deposit MAY be returned after further inspection after the move out date.
Resident History: Any applicant showing poor rental history, such as non-payment of rent, eviction, reported drug use, poor housekeeping, noise complaint, unruly or destructive behavior towards other person(s) or property; or reports of having guests that have engaged in such behavior, may be denied tenancy.
Income/Employment: House hold income MUST be approixmately 3x the monthly rent amount. Proof of monthly income is required upon submitting a completed application. Applicants who fall short of the income requirement may have the lease guaranteed by a guarnator. The guarantor MUST meet all qualifying criteria, in addition to current housing obligations. The guarantor must complete and sign the lease contract. The lease may be gauranteed by only a relative or an employer. Guarantors may be held responsible for the enire rent and other cost, such as damanges, as long as you live at the property, even if there are roommates. Applicants may be denied for insufficient proof of income.
Credit History: A complete credit history is pulled from Experian. Evaluations are based on factors such as, but not limited to, number of positive and negative lines of credit and overall debt. Certain types of debt such as utilities, cell phone, vehicle, or landlord debt will be considered more heavily than others. An additional deposit and/or guarantor may be required based on the findings on the credit report. Additionally, an applicant may be denied base on credit reportings.
Criminal History: Any felony for violent crimes against a person or child, or felony theft may be denied.
Pets: We are pet friendly (unless otherwise stated) Our pet rent is between $30-$50 per pet depending on size.
