The undersigned applicant hereby consents and agrees to allow Tandem Realty, LLC through its designated agents or employees, to obtain a consumer report and/or criminal information to obtain and verify each of our credit, employment information and landlord history, and pet history and information if applicable, for the purpose of determining whether to lease an apartment or home to me.
By signing your name and date of birth below, you are agreeing to allow Tandem Realty, LLC to obtain employment information from your current employer. Any additional costs that may be incurred in the process of obtaining information from your current employer will be charged in addition to the standard application fee and must be paid in advance.
I also agree and understand that Tandem Realty, LLC and its agent and employees may obtain additional consumer reports and criminal reports now and in the future during my occupancy of the property. Upon my request, owner will tell me whether consumer reports or criminal record reports were requested and the names and addresses of any consumer-reporting agency that provided such reports.
Prior to applying, it is the applicant’s responsibility to ensure the property condition, neighborhood, and surrounding area meet expectations and requirements. There are no exceptions. Applicants who apply sight unseen bear the risk of loss of earnest money and possibly legal action if they choose to not fulfill the lease. This includes any concerns about safety, access to transportation, sex offender registries, and available amenities. Tandem does not make any representations about safety, transportation, or amenities of an area a property is located in.
EARNEST MONEY - IF your application is approved, you will be asked to submit earnest money to hold the property and to have Tandem notify other interested parties that the property is being held. A lease will then be sent electronically for signatures. Failure to sign the lease within five (5) calendar days will result in forfeiture of the earnest money as liquidated damages and the property being made available again. If a lease is signed, credit for earnest money will be applied to a $150 administrative fee without pets or $200 administrative fee with pets; charged by Tandem for account setup and the remainder applied to the security deposit.
DO NOT GIVE EARNEST MONEY UNLESS YOU ARE 100% SURE YOU INTEND TO SIGN THE LEASE. IF THERE ARE OTHER PEOPLE WHO MUST APPROVE THE PROPERTY BEFORE SIGNING THE LEASE, MAKE SURE THEY ARE SATISFIED BEFORE GIVING YOUR EARNEST MONEY.
WE STRONGLY RECOMMEND YOU NOTIFY YOUR CURRENT LANDLORD OF YOUR APPLICATION BUT DO NOT GIVE NOTICE OF INTENT TO VACATE AT YOUR CURRENT HOME UNTIL YOU ARE APPROVED.
APPLICATION FEES ARE NOT REFUNDED FOR FAILURE TO QUALIFY, FAILURE TO RESPOND, OR RESERVATION OF THE PROPERTY BY ANOTHER APPLICANT. Office staff will try to notify you if there are other applications or approved applicants but it will not protect you from loss of your application fee if you apply with this knowledge. Apply at your own risk.
NOTE: Some laws may restrict the number of unrelated adults permitted to live in one dwelling. By applying, you agree to be subject to those laws and any other laws, rules, or regulations administered by any association governing the property. Your failure to abide by those laws and any subsequent legal action that against you shall not relieve you of your obligations under the terms of the lease.
PLEASE BE AWARE - Tandem performs routine reviews of homes for safety and maintenance issues. In these reviews, we'll be looking at the condition of the home, cleanliness of the air filter(s), etc. Be aware that any breaches of the lease agreement in any way will trigger action and enforcement of the lease. Please take reasonable care of the home, change the air filter regularly, check your fire safety equipment regularly, and don't violate the terms of the lease. Tandem understands and empathizes sometimes things happen and the terms of a lease cannot be followed exactly. However, Tandem's actions fall under Federal Fair Housing Laws and we must treat all residents fairly, equally, and the same. WE WILL TAKE ACTION TO ENFORCE ALL TERMS OF THE LEASE AGREEMENT. Late fees, lease violation charges, and any other charges due to breach will not be waived.
