The undersigned applicant hereby consents and agrees to allow Tandem Realty, LLC through its designated agents or employees, to obtain a consumer report and/or criminal information to obtain and verify each of our credit, employmentinformation and landlord history, and pet history and information if applicable, for the purpose of determining whether to lease an apartment or home to me.
By signing your name and date of birth below, you are agreeing to allow Tandem Realty, LLC to obtain employment information from your current employer. Any additional costs that may be incurred in the process of obtaining information from your current employer will be charged in addition to the standard application fee and must be paid in advance.
I also agree and understand that Tandem Realty, LLC and its agent and employees may obtain additional consumer reports and criminal reports now and in the future during my occupancy of the property. Upon my request, owner will tell me whether consumer reports or criminal record reports were requested and the names and addresses of any consumer-reporting agency that provided such reports.
A property will not be taken off the market until the processing of all applications is complete, approval has been given, and earnest money has been paid. All approved applicants must sign the lease agreement within five (5) days after the first applicant receives it and must start the lease within two (2) weeks of availability of the property, unless otherwise agreed. Failure to sign the lease within five (5) days will result in forfeiting of earnest money and the placement of the property back on the market. Signing the lease after the five (5) day period and before another applicant will still keep your earnest money for use with your lease. If another applicant completes the application process, pays the earnest money, and is approved before the signing of your lease, your earnest money will be forfeited. DO NOT GIVE EARNEST MONEY UNLESS YOU ARE 100% SURE YOU INTEND TO SIGN THE LEASE. IF THERE ARE OTHER PEOPLE WHO MUST APPROVE THE PROPERTY BEFORE SIGNING THE LEASE, MAKE SURE THEY ARE SATISFIED BEFORE GIVING YOUR EARNEST MONEY.
WE STRONGLY RECOMMEND YOU NOTIFY YOUR CURRENT LANDLORD OF YOUR APPLICATION BUT DO NOT GIVE NOTICE OF INTENT TO VACATE AT YOUR CURRENT HOME UNTIL YOU ARE APPROVED.
APPLICATION FEES ARE NOT REFUNDED FOR FAILURE TO QUALIFY OR RESERVATION OF THE PROPERTY BY ANOTHER APPLICANT. Office staff will try to notify you if there are other applications or approved applicants but it willnot protect you from loss of your application fee if you apply with this knowledge. Apply at your own risk.
NOTE: Some laws may restrict the number of unrelated adults permitted to live in one dwelling. By applying, you agree to be subject to those laws and any other laws, rules, or regulations administered by any association governing the property. Your failure to abide by those laws and any subsequent legal action that against you shall not relieve you of your obligations under the terms of the lease.
