    Kaizen Realty Partners shall first look to the Landlords and Sellers for any brokerage commissions.  Buyer/Tenant understand and agree, if the Seller/Landlord are offering a partial commission or no commission; then we will notify the Buyer/Tenant and shall pay a commission fee to Kaizen Realty Partners paying the difference up to 3% of the gross purchase price or gross lease value; less any commission fees received by Landlord.

    Broker may receive additional bonuses, prizes, or incentives from Seller/Landlord.

  • As your exclusive broker, Kaizen Realty Partners will diligently search for commercial properties or residential (1-4 Units).  Our goal is to present all options and match the Client's criteria using various resources direct owner contacts, local agents, tax records, off-market listings, and platforms including Kaizen LoopNet, Crexi, Brevitas, MLS. 

    Our goal is to secure the best price and terms.  In addition, we provide unlimited property evaluations, prepare market analysis, comparable sales reports, letters of intent, lease draft review, space delivery, contract negotiation, and coordinate closing.

    Brokers will: 

    1)Use Broker's professional knowledge and skills 

    2) Discuss property requirements and assist in acquiring an interest in real property 

    3) Adhere to Fair Housing Act.   

    4) Assist buyers in determining buyers financial capability and financing options.   

    5) Broker will deal honestly and fairly 

    6) Will account for all funds 

    7) Will disclose all known facts that materially affect the value of the property 

    8) Will present all offers and counter offers in a timely manner.   Kaizen Realty Partners reserves the right with notice to transition to a transaction broker role.
