Residential Rental Application

WALTER PROPERTY MANAGEMENT COMPANY
To complete your residential rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide 3 years of work history including information and verification of your monthly income with last 2 months of pay stubs. We require that applicant combined gross income is at least three (3) times the monthly rent amount that you are responsible for, and a TransUnion credit score of at least 600. Income can include things like 1099 income, Social Security disability income, and rental assistance subsidies like housing choice vouchers.

Each adult over the age of 18 years old, must fill out an application and submit the $40.00 application fee. Please fill out the application completely and submit with payment. If information is left out, your application will be returned and not processed.

I recognize that as a part of processing my application an investigative consumer report may be prepared whereby information is obtained through personal interviews with others with whom I may be acquainted. Any false statements made above shall be sufficient cause for Walter Property Management Company, Landlord, to cancel and terminate any agreement made with Applicant. I understand that the $40 processing fee is not rent or deposit and will not be refunded even if this application is denied.
BACKGROUND CHECK AUTHORIZATION: After carefully reading the Background Check Disclosure form, I authorize the Company to order my background report, including investigative consumer reports. I understand that the Company may rely on this authorization to order additional background reports, including investigative consumer reports. I also authorize the following agencies and entities to disclose to Background Intelligence Bureau and its agents all information about or concerning me, including but not limited to: my past or present employers; learning institutions, including colleges and universities; law enforcement and all other federal, state and local agencies;federal, state and local courts; the military; credit bureaus; testing facilities; motor vehicle records agencies; if applicable, workers’compensation injuries; all other private and public sector repositories of information; and any other person, organization, or agency with any information about or concerning me. The information that can be disclosed to Background Intelligence Bureau and its agents includes, but is not limited to, information concerning my employment history, earnings history, education, personal references, credit history, motor vehicle history, criminal history, military service, professional credentials and licenses and substance abuse testing.
