IT IS HEREBY AND BETWEEN LANDLORD AND TENANT THAT THE LANDLORD WILL ALLOW THE TENANT TO HAVE: 

ON THE PREMISES DESNGATED BELOW UNDER THE FOLLOWING AGREED TERMS AND CONDITIONS.

1. Landlord has the right to require an additional Security Deposit of up to one month's rent for Tenants who keep a pet.
2. That the pet will not be allowed out of the premises unless it is in the custody of the Tenant on a leash.
3. That any damage to the exterior or interior of the premises, grounds, flooring, walls, trim, finish, tiles, carpeting, or any stains, etc., will be the full responsibility of the Tenant and that Tenant agrees to pay all costs involved in the restoration to its original condition. If, because of any such stains, etc., said damage is such that it cannot be removed, then Tenant hereby agrees to pay the full cost and expense of replacement.
4. It is also understood and agreed that the Tenant will permit Landlord to fumigate the premises, including any grounds (if any) for fleas and ticks and clean all carpets when Tenant vacates the premises with a follow-up appointment after recommended time fame. The contractors used will be
   the Landlord’s contractors and cost will be done at competitive prices at the expense of the Tenant.
5. It is further understood and agreed that the Tenant agrees to put the pet out for board for any balance of this Rental Agreement should it be necessary because of any noises, barking, damage to the premises or neighbors’ property, or any complaints from neighbors regarding any of these items.
6. Tenant must have Pet Insurance and provide the Landlord with a copy of the Tenant’s liability policy. Liability policy with a minimum limit of $300,000.00 for bodily injury and/or property damage naming the OWNER and SAVIO ASSET MANAGEMENT LLC as additional insured. In addition to this, Tenant must also have Renter’s Insurance.
7. Failure to provide both the Pet Insurance and Renter’s Insurance will result in cancellation of right to keep pet on premises and Paragraph 4 of this addendum applies.
