Rules, Regulations and Policies
1. I understand that I am responsible for personally insuring all personal property stored at Texas Secure Storage. Texas Secure Storage assumes no liability for you or your personal property.
2. Your gate code is for personal use only and is not to be shared unless you notify the office. Do not follow someone (unless they are with you) into the gate. Wait until the gate closes and enter your personal code.
3. You will need to provide your own lock for your unit. All occupied units must be locked.
4. The dumpster is PRIVATE and is not available to Texas Secure Storage tenants. A $500 fine will be assessed to any tenant using the dumpster. Cameras are recording dumpster activity. If charge is not paid a case will be filed in small claims court and you will also be charged for any court filing fees.
5. Rent will be due on the first of the month. After the 5th of the month there will be a $25 late fee. If your rent is not paid by the 10th of the month, your lock and gate code will be changed.
6. If overdue rent and late charge is not paid by the 1st of the following the month you will receive a 14 day notice for seizure and disposal of property (unless arrangements have been authorized by the management in writing). If there is a 14 day notice issued due to non-payment of rent it is considered “received” upon mailing or emailing. It’s imperative that you keep your address on file up to date. There will also be a $20 charge for any 14 day notice that is issued by mail.
Notice will be delivered by email and/or USPS.
7. If a 14 day notice is issued to you, no partial payments will be accepted.
8. All occupied units must be locked when you are not on property.
9. Texas Secure Storage does not allow storage of food, mattresses or volatile, poisonous or hazardous items. If a mattress is left in your storeroom after move-out you will be billed a $250 removal charge. If charge is not paid a case will be filed in small claims court and you will also be charged for any court filing fees.
10. Lock cutting service is available for the following charge: Regular lock: $25 / High Security lock: $50
11. If rental rates increase, we will give you a 60-day notice.
12. NEVER allow anyone other than vehicles with you to come in the gate behind you EVEN if they say they have a gate code not working or they forgot their gate code. We delete gate codes after move-out and also for non-payment. Allowing someone in the gate who pulls up behind you is a risk to your security and property security. Allow the gate to close behind you if someone pulls up behind you.
13. Do not block driveways with vehicles OR personal property. We know that you have to unload/load property into your storeroom but please be courteous and move your vehicle out of the drive as soon as possible. If you need to organize your storeroom, please park in the grassy area behind the storerooms.
14. Vehicles in driveways more than two hours in a 24hr period will be towed.
15. Storeroom property is for STORAGE only. Your storeroom cannot be used as an office, sales location or living quarters. Sleeping on property is against Texas State Law.
16. You must register name and type of vehicle with the office for anyone using your gate code.
17. If you gave your gate code to someone who is no longer allowed in your storeroom, please contact the office to have your gate code changed. 1st time free - $25 thereafter.
18. If you see anything suspicious, please text info to: 281-770-3451 and/or call the police.
19. In order to qualify for a security deposit refund, you must give notice of moving 2 weeks prior to the end of the month and leave your unit clean. Rents are by the month so you’ll need to let us know by the 15th of the month you are vacating. Best way is to text: 281-770-3451 or email texassecurestorage@gmail.com and we’ll both have an archive.
20. Children must be supervised at all times if you find it necessary to bring them on property. We
don’t suggest bringing them at all as the structures and property are not “kid friendly”.
21. Sorry, no pets allowed on property.
22. Dress Code: If you wouldn’t wear it to the grocery store, please don’t wear it here. Shirts, pants and
shoes required.
23. No alcoholic beverages allowed on property.
24. No smoking allowed on storeroom property. If you have to smoke, smoke in your vehicle and do not leave cigarette butts on property.
25. Vehicles and/or trailers may not be left on property overnight without a covered parking or lot parking lease unless approved by management. Unknown vehicles left on property will be towed immediately.
26. Do not leave trash or personal items outside your storeroom. This is a safety hazard.
27. Thirty Day Notice may be given to you by mail or email by Texas Secure Storage to not renew your month to month lease.
28. This agreement shall continue from month to month unless the Owner or Manager Delivers to the other party a written notice of its’ intentions to terminate the agreement 14 days prior to the end of the then current rental month for severe terms violations or more than three late rental payments.
These rules and regulations have been put in place to make your storage experience
safe, pleasant and comfortable.
STOREROOM HOURS
The gates are operable 24 hours a day, however, between 10 PM and 7 AM there is a
30-minute time limit for being on property without prior approval from management.
· Checks and cash rent payments can be left in the rent box inside the 6th post of the covered parking.
