  • Format: (000) 000-0000.
  • ⚠️ For all FEMA Jobs, please, submit:

    • 📃Floodplain Elevation Certificate performed by a licensed surveyor
    • 📃Elevation survey to determine the elevation of the four corners where the pad will be placed.
    • 📃The statute identification from the County confirming both FFE and BFE.
  • Foundation Definitions: 

    ABS Pads (Oliver Technologies / Minute Man / Tiedown Engineering / HUD-approved plastic pads) on a dirt pad / no concrete footings
    Non-concrete system using HUD-approved ABS pads placed on a prepared dirt pad. Supports block piers directly under the chassis beams.
    Monolithic Concrete Slab / Continuous Footing
    A single, continuous concrete slab or continuous perimeter footing poured at one time. Home is supported anywhere on the slab/footing where piers or walls are placed.
    Site-Poured Concrete Spot Footers (Round)
    Individual round concrete footings poured under specific pier locations. Each footer supports a single pier.
    Site-Poured Concrete Footers (Square) / Isolated Footing / Square Site-Poured Pads
    Individual square concrete pads poured under pier locations. Each footing supports one pier or load point.
    Concrete Cross-Runners / Lateral Runners
    Short concrete strips that run across the home (perpendicular to the chassis beams). Used under pier lines to add stability anywhere loads increase.
    Concrete Runners / End-to-End Runners
    Continuous concrete strips poured lengthwise under the steel chassis beams, running the full length of the home. Primary support for manufactured homes.
    T-Footings (Interconnected Runner System)
    A reinforced system where cross-runners tie directly into longitudinal runners, forming a “T” shape. Creates a stiffer, interconnected grid foundation.
    Stem Wall
    A continuous perimeter concrete wall (with or without interior footings) that supports skirting, perimeter loads, or elevated construction around the home.
    Hybrid Foundation System (describe in notes)
    Any engineered combination of runners, footers, slabs, or stem walls. Provide notes so ADP can determine design requirements.

    Select if you need ADP Engineering to determine the appropriate foundation type based on soil, site conditions, home type, or lender requirements.

  • Engineered foundation drawings are required for all FHA, VA, and USDA loans to verify compliance with federal program requirements and to establish a defensible structural load path prior to inspection and certification.

    All modular homes require engineered drawings because foundations are governed by calculated load transfer, not prescriptive blocking diagrams or manufacturer setup manuals alone.

    If you already have a stamped engineered foundation drawing prepared by another licensed PE (not a blocking diagram or modular pack excerpt), please select that option at the bottom of the order form and upload the stamped plans with your request.

    If no drawing is provided and you do not wish to obtain one, the condition must be reviewed and approved by our engineer before we can proceed; someone from our team will follow up promptly if additional information is required.

  • Modular Homes in Texas

  • ⚠️ In compliance with TDLR, all Modular Homes in TX will have to pass 3 inspections.

    Who can perform TDLR IHB-231 and IHB-232 inspections?

    1. Local Jurisdictions with Authority (cities/counties with building departments)

    • If a municipality or county has a building inspection department, they can perform the IHB inspections instead of TDLR.
    • These jurisdictions adopt IRC/IBC locally and issue their own CO (certificate of occupancy).
    • In those cases, the city/county inspector signs off — no separate IHB inspector/PE inspection needed.

    2. Areas with No Local Inspection Authority (most unincorporated areas, smaller towns) TDLR requires the inspections be performed by a TDLR-approved IHB third-party inspector or a Texas-licensed PE authorized under the IHB program.

    If ADP is performing these inspections for you, as a result of passing these, ADP & Associates will issue:

    1. 📋 IHB-230 (prepour)
    2. 📋 IHB-231 (on set)
    3. 📋 IHB-232 (final)

    ⚠️ Even if a local inspector handles IRC code inspections, foundation certification for FHA/VA/USDA loans still requires a PE — city inspectors don’t issue PFGMH certs.
    So: Local authority covers IHB-231/232 compliance, but lenders typically still need your PE letter and HUD-92051 initial + final for financing.

    ✅ Texas IHB Installer License Number (required by TDLR)
