    This Disclosure Statement helps renters make informed decisions before signing a new lease. Some of our clients have asked if this form needs to be done every time a lease is renewed. The short answer is yes. Each time a new lease or renewal is signed, a fresh form is required, because property conditions or your circumstances may change year to year. It is important: there’s a penalty of up to 60 penalty units (currently around $11,000) for not providing this form when required - So please complete it, in its entirety.
  • What is an embedded network?

    An embedded network is a private electricity, gas, or internet network that’s set up within a larger site ie: in an estate, apartment building or townhouse complex. Instead of each unit being directly connected to the main electricity grid, the entire property is connected through a single supply point (a parent meter). The network operator or owners corporation then “on-sells” utilities to each resident or business through individual sub-meters. Renters may have limited choice in energy retailer - often you must stay within the embedded network provider unless you opt out (which isn’t always practical).Billing disputes or connection issues need to be handled through the embedded network operator, not a standard retailer.
