Phase 1
Prof. von Maur presented plans for three Phases, none of which require completion of the subsequent Phase(s). Slide 4 (below) shows Phase 1. Phase 1 includes, generally speaking, new pickle courts, new beach volleyball, expanded Lake Kai shoreline, expanded gravel parking in rear of Beachwalk, moving garbage and storage to rear of Beachwalk.
Phase 1 work can be done quickly and relatively affordably with preexisting funds. Are you supportive of moving forward with Phase 1, funded with money already available to BPOA?

Phase 2
Phase 2 relates to the rear South Entry to Beachwalk. Prof. von Maur explained that adding new Lots and shifting the parking lot slightly as part of the Beachwalk South Entry provides aesthetic, planning, logistical, and financial benefits to BPOA. The new Lots have lake views with proposed new community amenities such as a park and/or community fire pit and would largely shield from view a newly created, expanded and beautified overflow parking area.
Focusing on the Vision for the Beachwalk South Entry, slide 8 (above), and keeping in mind that a precise layout will still need to be refined, are you supportive of the concept of adding new Lots that BPOA would sell that would generate revenue to fund new Beachwalk improvements and have the added benefit of better land use by beautifying and finishing the back neighborhood with the goal to create a more compelling place with higher quality of life and property values?

In addition to the 90 spots that will be created in the large overflow lot shown on slide 9 above on the left (Beachwalk currently has 85 spaces between both lots), above on the right is a rough rendering from Prof. von Maur that shows the option of adding additional parking along the back road in groups of four spaces separated by green space to preserve a natural look. This would add 48 additional spaces for a total of 138 (verse the current 85). Are you supportive of adding additional parking along the side of the rear road as laid out in the attached rendering?

Another option to gain more parking rather than along the road would be to eliminate some new Lots. This would preserve the wooded drive into Beachwalk but would come at the expense of aesthetics and revenue created from the new Lots and would use lake view land for parking. Phase 3
Phase 3 would be down the road. The concepts include adding a new building including amenities like an indoor pool and spa, game room, fitness center, hot tubs, sauna or possibly condos, funded with both the revenue from the 14 Lots and the sale of Lots in Phase 2.

Prof. von Maur has proposed a community picnic shelter/area and playground in addition to the new courts, in the area of the current Town Center overflow parking lot. Are there any other amenities that you think BPOA should consider in that area?
Keeping in mind that the idea is to create a pedestrian Town Center area, in your opinion how important is it to provide automobile parking near the indoor pool (as opposed to just golf carts)?

Prof. von Maur has proposed the indoor pool and spa in the Town Center, which he believes is the best place for it, as it provides a hub for activities and provides synergies with access to Lake Kai, The Beach Hut, courts and other amenities, including facility maintenance and operation as it is close to 1A's offices for easy monitoring. Another option would be to put the indoor pool in the South Entry area which would allow for easier car access but would not have Lake Kai access or these synergies. Do you prefer an indoor pool the Town Center or South Entry?
