Can you tell me what the Home Owners Association dues cover? The Monthly assessments, or dues, are used for general maintenance of the property. The monthly assessments are also used to procure the services of a property management company, which assists in maintaining the property in a responsible and professional manner. The monthly assessments cover monthly and long–term projects related to, but not limited to, the following:
– Annual Association dues paid to Woodcroft -Community Association
- Annual Stormwater fees paid to the City of Durham
- Capital as well as Emergency Reserve Funds
- Electricity for streetlights
- Exterior Building Maintenance: Siding and non-window / non-door trim only. Roof repairs and replacement
- General Liability & Hazard Insurance for the common areas (no hazard insurance for dwellings)
- Maintenance of common areas, including landscaping
- Maintenance of common sidewalks and roads
- Mailbox repairs and replacement
- Monthly management fees
- Trash & Litter removal from common areas
Insurance Requirements: The HOA does not ensure any part of the buildings. All owners need to purchase insurance that covers the exterior and interior of the dwelling.
