Exterior Painting: Guidelines - Page 15: Paint and stain must be maintained in uniform and good repair (with no peeling, chipping, cracking, or discoloration) on the trim or siding.
Exterior Power Washing: Covenants Page 9; Section 8.16 Maintenance: Each Owner shall keep its property free of grass taller than eight (8) inches, undergrowth, dead trees, trash and rubbish, and shall otherwise properly maintain its property and the Improvements located thereon so as to present a pleasing appearance.
Garbage Containers: Covenants Page 8; Section 8.6 Screening. All clothes line, equipment, garbage cans, service yards, wood piles or storage piles shall be kept screened by adequate Improvements so as to screen them from view of the street and adjoining property. All garbage, trash or rubbish shall be regularly removed from the Lot and shall not be allowed to unreasonably accumulate.
Inoperable / Covered Vehicles: Guidelines Page 4: Parking/Automobiles: Inoperable vehicles or "stored" vehicles (vehicles that are on blocks or covered) are not permitted on the property except for in garages. All automobile repair work must be performed inside the garage.
Lawn Maintenance: Guidelines: Page 4: Grass should be kept mowed under 8" and free of weeds. Edging and pruning should be done on a regular basis. Driveway and sidewalk cracks should be kept clear of grass and weeds. The designated lawn area should be fully covered with grass. Any brown or bare patches should be repaired during the spring or fall seeding season.
Lawn Parking: Guidelines Page 4. Vehicles should be parked in the driveway and garage only, no parking in the grass.
Parking / Storage of Prohibited Devices: Covenants Page 9; Section 8.10 All boats, recreation vehicles, or trailers shall be stored either within the Owner's garage or other facilities not located on the Property or screened from public view from the street and adjoining properties. No Owner or its tenant(s) shall park or store an inoperative or abandoned boat, recreation vehicle, trailer or automobile on any Lot or on the streets in the Property.
Unapproved Exterior Change: Covenants Page 10 Section 11.3: Approval of Plans & Specifications. No Improvement shall be constructed or installed upon the Property, nor shall any Improvement be repaired or rebuilt after casualty damage until completed Plans & Specifications showing the nature, kind, space, height, materials, and location of the Improvement shall have been submitted to and approved in writing by the Architectural Committee.
