ACKNOWLEDGEMENT #1 - RECEIPT OF RULES
I acknowledge, on behalf of my household, that I can review the most current general information about living in Heartland, the Heartland community Bylaws,
Association Rules and Regulations, Community Declaration of Covenants, Conditions and Restrictions (CCRs), the Alternative Payment Policy,
Records Retention, and Inspection Policy and Architectural Guidelines for the Association on the community website www.heartlandtx.net.
I/We will become familiar with and comply with all rules, regulations, ordinances, and restrictions applicable to Heartland Community Association in
which I/we reside.
ACKNOWLEDGEMENT #2 - LANDSCAPE REQUIREMENTS
I have viewed the community CCR' s and Design Guidelines at closing, on behalf of my household, that spell out the landscape requirements for each
household. I also have been advised that complete copies of the community CCR's and Design Guidelines are available on the community website for my
review. It is the responsibility of each homeowner to keep the landscaping alive, in good condition, and free of weeds and debris. It is also the
responsibility of every homeowner to replace any plant material that dies from damage or any other causes.
ACKNOWLEDGEMENT #3 - SATELLITE DISH RESTRICTION
I have reviewed, on behalf of my household, specific information regarding the acceptable location of satellite dishes on homes in Heartland and
understand that satellite dishes must be placed at the rear of the home unless a specific alternative location is approved by the Architectural Control
Committee. I understand further that no builder, builder sales representative, or satellite dish installer is authorized to recommend or approve an alternative
location and that ifl allow a satellite dish to be installed in a location inconsistent with the information I have been provided and with the Community
Documents, I will be subject to penalties and will be responsible for the costs of relocation to comply with the Community Documents.
ACKNOWLEDGEMENT #4 - ARCIDTECTURAL CONTROL COMMITTEE
Heartland is an architectural-restricted community. The community Documents provide that the Declarant and the Architectural Control Committee
designated by Declarant have extensive control over any and all improvements, modifications, installations, decorations, and other matters on residential
lots, particularly those which are visible from a street, another parcel, or common area. The Community Rules and Regulations Section 1.1 Ob provides that
"an owner may not construct, add, alter, improve, make any structural alterations or other modifications to an Improvement ... that are visible from the
street, Common Areas or any portion of the property are subject to the Architectural Guidelines and may not be changed without approval of the
Architectural Control Committee."
ACKNOWLEDGEMENT #5 - WATER CONSERVATION RESTRICTIONS
As a member of the North Texas Municipal Water District (NTMWD), Heartland is obliged to observe current water conservation restrictions set by
NTMWD. Both the City of Mesquite and other NTMWD member cities have adopted practices and regulations to conserve our limited water resources.
Our household will become familiar with these conservations and restrictions.
ACKNOWLEDGEMENT #6 - IMMINENT ANIMAL HAZARD
As a pet owner, I acknowledge that any damage to fences or other improvements by my animal(s) is/are my responsibility and that due to the nature of the
circumstances, I may be required to make immediate repairs to protect the safety of other owners, visitors, Heartland staff members, children, etc. In any
situation where the immediate safety of others is potentially imminent, I will make immediate repairs as required.
ACKNOWLEDGEMENT #7 -ASSESSMENTS
As a homeowner, I acknowledge that association assessments are due February l st and August l st each ·year. As a Townhome owner, I acknowledge that
association assessments are due each month. I understand that assessments are considered delinquent if not received in full by the due date HDd that
additional penalties (late fees) may be charged.
