I hereby apply to lease this rental property and I warrant that all statements above set forth are true. I hereby give my permission to communicate with my current and former landlord(s) or property manager(s) for the purpose of discussing any and all of the facts and circumstances of my current or former tenancy, as well as the other information listed above. I also give my permission to communicate with my current employer(s) and/or supervisor(s) for the purpose of verifying the employment information listed above.
Applicant Certifies that all information provided in this applicaiton is correct. If a lease is entered into and the landlord subsequently learns that incorrect information was given or pertinent information was omitted, the lease may be terminated at landlord's option. If you are applying to lease an apartment with other persons, you certify that you have read his or her application and the information is correct to the best of your knowledge.
I understand there are no limitations or restrictions regarding what may be discussed or revealed. I am aware that a credit history, landlord/tenant court search and criminal background check may be done in conjunction with my application. Applicant and any coapplicants must pay in total the applicaiton fee shown below.
The applicaiton fee is a NON-refundable processing fee. All Applicants understand that all application fees paid are Not refundable under any circumstances. I also understand that having my application rejected in favor of another applicant is not grounds for the refund of my application fee. My application fee is Not refundable.
I further understand that any fee paid to hold a property, application deposit paid, and/or any rents prepaid are not refundable in the event that I fail to sign a lease or fail to move into the property. I understand that failure to move into the home has a direct cost to the owner of the property and my failure to move in or sign a lease shall be compensated by the forfeiture of application deposits and/or rents prepaid.
Payment of application fee does not remove property from the market or secure a property for you. If no deposit is received, the property will continue to be marketed. A property is only removed from the market once a application deposit is collected and a lease is signed.
Any application deposits placed in connection with this application shall not be construed in any way as a "security deposit". If my application is accepted, I understand this deposit can be applied toward payment of my security deposit, but that this applicaiton deposit is not a security deposit or part of a security deposit until a lease is signed and fully performed upon by the applicant.
The Application Deposit IF paid will be applied as part or all of the lease security deposit if a lease is entered into between the applicant (and any co-applicants) and the landlord. If applicant is not approved to enter into a lease for the type dwelling requested and all information is true on this and any co-applications, the application deposit will be returned. If applicant and any co-applicants are approved and applicant and any co-applicants refuse to enter into the proposed lease, the deposit will be forfeited as a liquidated damage for landlord's loss of rent and re-rental expenses.
