  • What is a Energy Performance Certificate ?

    An Energy Performance Certificate, or EPC for short, is a legal document that is required if you are selling or letting a property. The incoming resident must be given this document.

    The EPC shows the energy rating of the property at the date the assessment was carried out. Your estate agent, solicitor and your letting agent will require this document. If you haven’t moved houses in the last 10 years, or new to renting you may suddenly find that you’ve asked to provide an EPC

  • What is a Electrical Inspection Condition Report ?

    An electrical inspection condition report or EICR for short is an in-depth inspection of your property’s electrical systems and installation. The report assesses the competency of your electrics by three different categories:

    C1 – this indicates that danger exists and will need immediate attention.

    C2 – this indicates that there is the potential for danger and advises urgent attention.

    C3 – this indicates that the electrics pose no danger but still recommends the improvement of the electrical system

  • What is a Gas Safety Certificate ?

    Landlord Gas Safety Record or certifiate must provided to your tenants or often requested by buyer in sale transactions.

    By law, a copy of your Landlord Gas Safety Record should be given to your current tenants within 28 days of the gas safety check - and for new tenants, you’ll need to provide this at the start of their tenancy.

    For rental periods of less than 28 days, just make sure you’ve clearly displayed a copy of your record within the property. You’ll need to keep copies of this gas safety check record until a further two checks have been carried out
