Landscape/Hardscape addition/change requirements are:

Landscaping is an important aspect of the high-quality environment of the Springfield Community. Plans shall adhere to pre-established guidelines described in sections 6 through 12 of the Springfield Architectural and Landscape Guidelines.
Landscape/Hardscape includes plans for plantings, decorative stones, walkways/steps, patios, outdoor kitchens/fire pits, grade changes, and associated retaining walls.
Patios and outdoor kitchens/fire pits shall be located behind the home within the building envelope and associated setbacks. Components shall be constructed primarily of approved masonry materials.
Plans should preserve existing trees where possible.
Screening should always be provided/preserved for HVAC units, Utility Meters, Utility Transformer, etc.
Regarding lots contiguous to the Golf Course, rear hedges will not be allowed outside of the building envelope to preserve views of the course.
Abrupt grading changes of 12 inches or greater require a retaining wall. Retaining walls visible from public areas or the Golf Course will require plant screening to soften the view.
Submittal requirements for Landscape/Hardscape are as follows:
- SC stamped lot survey indicating location(s) of areas involved in the project showing dimensions to appropriate lot boundaries.
- Samples (description & pictures) of materials used for all components.
- Patio, Outdoor Kitchen and Fire Pit detailed plan overlaid on SC stamped lot survey indicating dimensions to the side and rear lot boundaries.
- Detail plan indicating location of trees/plants to be removed/added on SC stamped lot survey.
- Photos of the area showing existing conditions and views from neighboring lots, public areas and Golf Course as appropriate.
Please note a walkthrough by the Architectural Change Committee may be necessary for this project. A representative from the management company will reach out to you if this is required.
