Pools/Spa/Hot Tub addition/change requirements are:

The size, shape and setting of pools (including standard swimming pools, therapy pools and spas) must be carefully designed to be compatible with the surrounding natural and man-made environment. In locating swimming pools, therapy pools and spas, the following shall be considered:
1) Indoor/Outdoor relationship;
2) Setbacks imposed by the applicable Building Envelope;
3) Views both to and from the pool area;
4) Terrain (grading and excavation); and
5) Fencing and privacy screening.
Pools, decks and related equipment will not be allowed outside of the Building Envelope area unless otherwise approved by the ACC. Provided, however, pool decks may encroach into the setback area imposed by the Building Envelope on Lots that are not contiguous with the golf course if such deck is either at or within two (2) feet of natural grade and no closer than twenty (20) feet to any Lot boundary line. Pool and pool equipment enclosures must be architecturally consistent and harmonious with the residence and other structures on the Lot in terms of their placement mass and detail. Pools, decks and related equipment and pool and pool equipment enclosures shall be screened or treated so as to avoid distracting noise and views.
Pool/Spa/Hot tub additions are not allowed in the Golf Villa/Townhome tract.
Submittal requirements for a Pool/Spa/Hot Tub change are as follows:
- SC stamped lot survey with plan overlaid including dimensions to lot boundaries and INCLUDING:
- Pool and decking placement
- Fence with gates and the gate swing direction
- Pool equipment location
- Landscape screening for the pool and pool equipment
- Silt fence location
- Any elevation changes to existing conditions
- Samples (description & pictures) of materials used for all components.
- Vendor detailed plans and/or renderings of the project.
- Photos of the area showing existing conditions.
- Landscape plan on a survey showing locations of new plants with a key/list indicating type and size of planting. Show any removal of trees or other plants with a key/list indicating size and type.
- Fence plan on a survey showing gate locations. Include samples of fence sections, materials, and color.
- Letter from pool company (This should state the number of feet clearance for their access point to the property. It should also state that they will not go on neighbor's property, and if they cross over and cause damage the pool company is responsible. *The ACC reserve the right to decree the vendor's point of entry)
All pool projects require a site walkthrough prior to beginning work (pre-dig walkthrough). In preparation of the walkthrough, Contractor should mark out the area involved in the Pool/Spa/Hot Tub including deck area.
