    • Please note that the time frame for approval begins when the Architectural Change Committee receives the application, not once you hit submit below. 
    • Failure to provide the complete details requested will result in a hold on your submission.  
    • Any approval of this submittal is contingent upon compliance with the specifications set forth in your application, as it must comply with the Community’s governing documents (CC&Rs and the Architectural Guidelines please be sure you are logged in to kmg.cincwebaxis.com to download these documents) as well as applicable City or County Ordinances. If your improvement requires a county, city or state permit, it is the responsibility of the Homeowner to obtain such documents before commencing construction.
    • Please note that any changes made to the approved plan must be reviewed by the ACC before the change is implemented. Failure to advise ACC of changes may lead to a SPOA violation including fines or remediation of change, at homeowner's cost, back to the approved plan.
  • Solar Panels addition/change requirements are:

    The ACC will generally approve ground-based installations in the rear yard of the home. Installations on the rear roof will be considered if documentation from a licensed contractor indicates that the rear roof is the only feasible placement (the ACC reserves the right to require an independent assessment by a second licensed contractor chosen by the ACC). Based on efficiency, aesthetic considerations, and cost, black on black mono-crystalline frameless panels are required.

    a) Ground Systems - Ground-mounted systems should be as close to the ground as possible and are limited to rear yards only. Pole-mounted systems are not authorized and will not be approved. In all circumstances, ground-based solar equipment must be adequately screened. Although no ground-based collectors may be mounted on a fence, outbuilding, or wall, requests to install solar collectors on top of pergolas, porches, trellises and similar structures will be considered.

    b) Roof Systems - Only roof-mounted installations on the rear roof will be approved, and only as long as they are not visible from any common areas or any public streets or sidewalks. Roof-mounted panels shall:  (1) be laid out in a symmetrical rectangle or square pattern, (2) be low profile and mounted flush to the roof, (3) not exceed the area of the roof or break the ridgeline of the roof, and (4) be positioned as low as possible on the roof and expand wider, rather than higher on the roof plane.

    All wiring, conduits, and meters shall be concealed underneath the solar array, in the attic, or in the garage. Panels must be static (no movement permitted) and no tracking mechanisms will be approved.

    If the roof, or significant portions thereof, is being replaced in conjunction with the installation of solar collectors, the ACC prefers the use of the same color panel as existing roof.

    Submittal requirements for Solar Panels are as follows:

    • Detailed plans for installation and placement of solar devices including materials, wiring, conduits and bracing. 
    • Physical color sample of the device proposed for installation.
    • Catalog photographs or manufacturer cut sheets of the solar panels and associated materials.
    • A survey indicating the placement of panels. If ground mounted, indicating the distance from panels to rear and side lot boundaries.
    • Landscape plan for screening of solar panels if appropriate.


    All Solar Panel projects require a site walkthrough prior to beginning work (pre-installation walkthrough).

The Architectural Review is directed toward review and approve of site planning, appearance and aesthetics. None of the foregoing assumes any responsibility regarding design or construction, including, without limitation, the structural integrity, mechanical or electric design, methods or construction, or technical suitability or materials. I hereby release and covenant not to sue all of the foregoing from/for any claims or damages regarding this request of the approval or denial thereof.
