Trampolines/Play Equipment addition/change requirements are:

Play equipment (basketball goals, playsets, trampolines, soccer goals, and like equipment, regardless if they are portable or permanent) are permitted on any lot as long as they meet the specification and requirements outlined in this section; A copy of the lot survey with footprint, setbacks and distances drawn is required with the application.
Outdoor play structures and equipment must be located where they will have a minimum impact on adjacent Lots and where they will be screened from general public view. Such play equipment on lots contiguous with the golf course shall be located in the middle of the Lot unless waived in writing by the ACC, and no play equipment may be located within thirty (30) feet of the Golf Course.
All play equipment must have ACC approval before being erected. All play equipment should be of earth tone colors, i.e. dark greens, browns, tans. Bright, eye-catching colors are highly discouraged. All play equipment and or play sets contiguous to the Golf Course must be screened from public view by landscaping approved by the ACC. Play equipment installed in the rear of the yard must be placed within the envelop of the home and not be visible from the street. Play equipment placed in a lot adjacent to other residential lots may also be required to have landscaping installed to screen from adjacent lots, subject to approval by the ACC.
Basketball goal backboards must be constructed of clear, see through material. Solid colors will not be allowed. The basketball goal post must be located behind the front plane of the home. Where possible, the basketball goal should be in the rear 50% of the dwelling, as measured from the mid-point of the dwelling on the side that the goal is to be constructed. In addition, the goal should not face the street.
Placement of the basketball goal shall be at least 5 feet from adjacent property line, when possible. In cases where this is not possible, the ACC will consider placement that is immediately adjacent to the driveway, not to exceed 12 inches from the driveway to the front of basketball goal pole (to allow for footing installation), and no more than 24 inches from property line to the back of the basketball goal. The ACC may require landscaping and/or screening for basketball goals to minimize visibility and disruptions to adjacent lot.
In cases where placement of a basketball goal will not meet the current guidelines and all other options have been ruled out, the board may consider a request for house mounted goals on a case-by-case basis.
Trampolines and playsets must be located in the rear 50% of the yard, as measured from the mid-point of the dwelling on the side that the trampoline is to be installed. In addition, the trampoline should not face the street and must be placed within the envelope of the house.
Trampolines and playsets must be placed a minimum of 15 feet from the rear property line for lots backing up to other residential lots and 10 feet for lots that back up to non-residential lots and/or passive POA property. In both cases, the ACC may require landscaping for screening. Trampolines and playsets must still meet the 30-foot setback requirements in the CCR’s for Golf Course property.
These setback requirements are minimum thresholds for ACC purposes. It is the homeowner's responsibility to follow all safety recommendations for placement around fencing, landscaping and other permanent structures, which may dictate larger distances.
Play equipment is not allowed in the Town Home/Golf Villa tract.
Submittal requirements for Trampolines/Play Equipment are as follows:
- SC stamped lot survey indicating location(s) of play equipment with dimensions to the side and rear boundaries.
- Samples (description & pictures) of play equipment.
- Photos of the area showing existing conditions and views from the neighbor lot, rear of property, public areas and golf course if appropriate.
Please note a walkthrough by the Architectural Change Committee may be necessary for this project. A representative from the management company will reach out to you if this is required.
