Important Information
We currently offer 2 report types.
Both are standard form appraisal reports.
Both reports are dedicated towards the current "As is" Market Value, or Fair Market Value of the property within 1 year of today.
If you require an effective date of value prior to one year from today, or have a unique property or situation, please use a custom price request.
The Appraisal Report option satisfies IRS requirements for estate settlement and/or income tax and/or charitable contributions, as well as lender requirements (only if you are the lender ordering- lenders will not accept an appraisal ordered by the borrower).
The Desktop Apprasial Report is limited in use and detail. You cannot use this report for anything besides internal decision-making (not for estate settlment or lending). It is a limited report and is only recommended if the interior cannot be inspected.
Please note, your lender will typically need to order the appraisal so please do not order an appraisal for a loan here unless you are the lender or they have given you the ok to order the appraisal!
If the property is high-value (over $1.5M), a-typical, is not located in the metro area, is a unique property, has a large amount of land, or requires special valuation expertise or attention, please use a custom price request.
