2023 HOA Survey

Our homeowners' association is faced with important upcoming decisions regarding the future of our neighborhood. The Board of Directors is asking for feedback from all Grand Pointe homeowners in this survey ahead of upcoming decisions at the first quarter meeting of 2023, including the amount of the annual assessment (HOA dues) for 2024.

    In 2019 Grand Pointe was the first community in Tuscaloosa County to install Flock Safety license plate reading cameras. We installed four cameras - one at each of our four entrances. These cameras both deter crime and can provide law enforcement with vital information in investigations. The total cost of these cameras is $2,000 per camera, per year. Do you believe it is important for us to continue to have Flock Safety cameras at each entrance?

    This phase of the plan calls for a new entrance sign for the Darden Ave entrance (currently our only entrance without a sign) and light landscaping improvements (including removal of the junipers on the west side of Darden Ave).

    After keeping HOA dues at $330 per year for three consecutive years, the Board raised dues to $360 in 2022 to help keep the association in a strong fiscal condition while beginning the Major Improvements Plan. 

    As you know, inflation hit hard in 2022 and our association expenses were no exception to that. Given the fiscal position the HOA was in, the Board voted to delay this year's Major Improvement Plan project to keep dues flat again in 2023 to help families who have felt that pinch all year. Ultimately, we didn't want to raise dues late in the year with little notice. 

    We try to keep our annual assement low while providing the necessary services to our community to provide good quality of life and help keep our property values high. Our HOA dues are one of the lowest in the area and by far the lowest when you take into account all the assets and the amenities that our community has. 

    While we will continue to do everything we can to stretch each dollar out as far as it will go, we're at a time where we will not have any option but to raise the annual assessment for next year (2024). There are some important questions that we'd like the feedback of the entire HOA on.
