We are happy to show you any available rental homes in our inventory at absolutely no charge to you. Just schedule a showing. We can do all the paperwork later. Make sure that you want to live in the rental first.
Here's a breakdown of what prospective tenants need to know and provide:
1) Schedule a Showing: Prospective tenants are encouraged to view available rental homes before proceeding with the application process.
2) Tenant Background Check and Credit Report is $39.95 3)Background Check: All individuals aged 18 years or older who will reside at the residence must agree to submit to a background check, including credit, criminal, sex offender registration, eviction, employment, and prior residential history. 4) Income Requirement: Most properties require that the applicant's combined gross income is at least three times the monthly rent amount.
5) Documented Income: Prospective tenants must provide documented evidence of their monthly income.
6)Income Combination: Applicants are allowed to combine their incomes to meet the income requirement, but if one or more tenants move out, the income requirement must be reassessed.
7)Credit History: Credit history will be scrutinized for delinquent payments, active trade lines, judgments, eviction filings, collections, liens, or bankruptcy within the past three years. The credit report itself will not be provided, but the name of the credit reporting agency will be given.
8)Confidentiality: All information collected for the approval or denial of the application is considered confidential and for the company's exclusive use.
9) Rental History: Rental history from previous landlords will be sought, including timely payment of rent and/or fees, sufficient notice of intent to vacate, complaints, NSF checks, and any damage to the rental property.
10) Prospective tenants should be aware of these requirements and be prepared to fulfill them when applying for a rental property through C H Norris Company.

PROCESSING AND ACCEPTANCE:
Multiple Applications – It is entirely possible that C H Norris Company may receive multiple applications from unrelated individual applicants on the same property at approximately the same time. If such is the case, C H Norris Company will process all applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be acceptable although only one (1) will eventually be approved. In order to evaluate the various applications, C H Norris Company must expend time and cost on credit reports, criminal reports, and other administrative activities. Processing time for an application may vary, however, C H Norris Company attempts to provide feedback within three (3)business days (M-F) of submission. Please be assured that we will contact you immediately upon the determination of approval or denial. Once you have been notified of your approval, you must place (at a minimum) a holding deposit (by cashier’s check or money order) equal to at least 50% of one (1) month’s rent within 48 hours of your approval notification. Once approved and payment of the holding deposit is paid, your holding deposit becomes NON-REFUNDABLE. In the event that you fail to enter into the lease agreement or refuse to take possession of the property on or before your applied-for beginning rental date, you shall forfeit these funds as liquidated damages. Due to the high demand for rental homes, we will not hold the property you applied for off the rental market for more than 48 hours unless you provide the required NON-REFUNDABLE holding deposit. If you do not comply with this requirement, we may rent the home you applied for to someone else, and your APPLICATION FEE IS NON-REFUNDABLE. If you enter into the lease agreement and accept possession of the property, the holding deposit will be applied to the security deposit. C H Norris Company reserves the right to require a co-signer and/or a higher security deposit. Co-signers and guarantors are accepted at the manager’s discretion only, must agree to a background check, and have been a resident of the United States for a minimum of one year.
Self-employed applicants may be required to produce two (2) years of signed tax returns or IRS 1099 forms. Non-employed or "under-employed" applicants must provide proof of income and/or produce a co-signer or guarantor agreement.
