  • Document Type

  • Please note: For documentation of property ownership, please request a warranty  or quit claim deed. A warranty deed is a legal document that transfers title of real estate and includes a legal description of said property. It contains an implied promise that the person transferring the property actually owns the title and that it is not encumbered in any way, except as described in the deed.

A mortgage or deed of trust does not show or prove property ownership. Essentially, this document is the buyer’s agreement to repay their mortgage lender according to the terms of their new home loan.
