  • This form is only for projects owned by Bexar County and located within the City of San Antonio. If you have questions, please contact our office at 210.828.7533.

    Inspections are to be requested by the contractor responsible for the work (i.e. electrician request electrical inspection). All inspections are performed between 9:00 A.M. and 4:00 P.M. Monday through Friday, excluding holidays. Submit the request a minimum of two (2) business days before the date you are requesting the inspection take place.

  • Permits are required from the City of San Antonio for projects that have site work.  Please ensure that inspections are scheduled through COSA for the related inspections.

    This includes changes to impervious cover (drainage/stormwater/flood), tree, landscaping, irrigation, retaining walls, fences, street improvements, curb cuts, or work in the right-of-way. The site work permit review does not include the underground utilities (water, sewer, site electrical, and fire mains). The City will perform the related site work permit inspections.

  • COSA site work permits are required to review for drainage, fire lanes, Knox Box, tree/landscape/irrigation, and traffic/sidewalk/TIA. City of San Antonio permits are required for signs, retaining walls, street improvements, and work in the ROW.

    If this is a new addition or new construction, you must schedule a fire lane and knox box inspection on the City permit through the City's website: https://aca-prod.accela.com/COSA/default.aspx

    Bexar County Fire Marshal's Office requires a DUAL KNOX LOCK for the site. BCFMO and COSA Fire Inspectors will need to visit the site to identify/approve the location.

  • The following documents may be required to clear the inspections prior to release to CPS, TCO, or Certificate of Occupancy.  PDI must require the documents if COSA would require it and the format COSA requires must be followed.

    Required for work related to cutting and replacing existing concrete floor slabs that requires sections of the floor to be removed in order to install plumbing or electrical services below the existing floor slab.

  • The inspector will generally try to call the contact when they head to the site. Regardless of whether a call is received, a representative needs to be onsite the day of the requested inspection (8AM-4PM). Requests for specific timeframe may be noted but may not be able to be accommodated in the inspection schedule. 

    A printed copy of the approved/stamped plans and the permit are required to be on-site during inspections. All testing equipment and labor shall be provided by the Contractor. 

    The Contractor’s failure to maintain approved drawings, documents, completion forms, NFPA certifications, green tags, installation stickers, and licensed technicians onsite shall result in immediate failure of the inspection and will require a new inspection request to be submitted once the failed items are remedied.
