AGREEMENT: The Owner(“Owner(s)”) of Stay Anchored at Sombrero (“Property”) and Primary Guest also referred to as “you/your” agree as follows: the Primary Guest is at least twenty-five (25) years of age; provide a valid government issued ID with proof of qualifying age, and will be an occupant of the Property during the entire reserved dates. The “Primary Guest” is the individual submitting payment and he/she is binding himself/herself as well as all authorized requested Guest(s) to the terms and conditions of this Agreement. Please read this Agreement thoroughly. Signature and/or any money received by the Owner for occupancy of vacation property indicates the acceptance of the terms and conditions of this Agreement. It is the responsibility of the Guest(s) to be familiar with all policies within this agreement. This occupancy will be in the form of a Vacation Rental only and not constitute a permanent or primary residence or other tenancy. The Primary Guest and its guests shall not have the right to sublet the property. Use of the property will be denied to persons not falling within the foregoing categories.

PROPERTY DESCRIPTION: Stay Anchored at Sombrero is a private semi-detached villa with a private pool and private parking. The dock is the only shared space on the Property.
RENTAL RULES:
- MAXIMUM OCCUPANCY: The Primary Guest must provide the names and ages of all guests (“Registered Guests”) that will be at the Property during the rental period not just overnight guests. The maximum number of guests is not to exceed those listed as Registered Guests. The total number of Guests must not exceed 8. Parties and large gatherings are strictly prohibited. Immediate termination of the rental agreement and eviction without refund and/or return of refundable security deposit will result if: any unauthorized persons occupy or use the Property, violate the agreed-upon number of guests, and/or violate usage restrictions.
- SMOKING & E-CIGARETTES: There is absolutely NO SMOKING permitted inside the home. This includes but is not limited to cigarettes, cigars, pipes, hookahs, e-cigarettes, and vaporizers. Any evidence of Guest(s) not adhering to the No Smoking policy, or residual signs of smoking and damage (i.e. burns, deodorizing, additional housekeeping requirements, improperly discarded butts, etc.) will result in automatic forfeiture of the refundable security deposit and any costs associated with the cleaning and/or replacement of damaged property.
- TERM OF LEASE: The lease begins at 4:00 p.m. on your arrival date(“Check-in”) and ends at 10:00 a.m. on your departure date(“Check-out”). Early Check-in cannot be accommodated. We are committed to the safety of our staff and ensuring a superior experience for our Guest(s). Late Check-outs are subject to a minimum rate of one-half nightly rent rate. Vehicles (automobiles, recreational vehicles, boats) must not be used for sleeping or overnight accommodations on the property.
- ACCESS KEYS: The Primary Guest will receive an email at least five (5) days prior to the arrival date containing a four (4) digit access code and instructions on using the electronic lock. Guests who forget their code will need to contact the Owner(s) to gain access to the property.
- PARKING: Vehicles UNDER 85 inches can safely fit in the covered parking under the home. Guest(s) are responsible for ensuring the vehicle will fit safely under the home without causing damage to the property. Additional parking is located to the left of the rental unit and can accommodate a boat trailer. Parking cannot impede the normal and safe flow of traffic on the street, neighboring properties, or the bike/walking path. Unregistered vehicles and/or vehicles parking outside of assigned areas may result in towing at the vehicle owner's expense. More than 4 vehicles must be approved by the Owner(s). - DOCKING: The dock is the only shared space with the neighboring property. The Property has the right to use the dock space directly parallel to the property and can accommodate a 36-foot vessel. The total length of the docked vessel must not exceed the width of the property at the waterline. No docked vessel may create a hazard to navigation and must not be rafted together to align two (2) or more vessels beam of one another. A vessel must not encroach on the adjoining dock. Any vessel docking or Guest(s) using the dock amenities must be included in this Agreement. The Primary Guest is responsible for any use, activities, or damage surrounding the docking facilities.
