We're so glad you've decided to join this incredible community! The application process for UP(st)ART is extremely competitive. You have been chosen to join the house because we believe in you! UP(st)ART provides a network of creatives to collaborate with, as well as resources you can use to strengthen your skills and enhance your career. UP(st)ART is entirely what you make of it; we highly recommend that members forge collaborative relationships with roommates and initiate projects, activities, and groups that engage the community. You have the ability to make a lasting difference in what UP(st)ART is!
Member Contract: A current copy of the Member Contract can be found at liveatupstart.com/member-contract. The Member Contract, which you signed in advance of moving in, is a legal agreement between you and UP(st)ART LLC, that governs specific legal and financial aspects of your relationship with UP(st)ART. Your agreement with UP(st)ART is a month to month agreement, which renews automatically at the start of each month if not expressly terminated by either party. Changes to the Member Contract or Membership Agreement Addendum are considered to be accepted by the member on the date Membership Fees are due for the month that the changes go into effect. Members may not sell, transfer, or sublet any portion of the space covered by their contract to any other person.
Appfolio: Appfolio is the platform that UP(st)ART uses for payments. An Appfolio account is set up for each member before they move in. A signed copy of your Member Contract is accessible through the Appfolio portal. UP(st)ART only accepts payments through the Appfolio platform. Unsolicited payments sent through other payment channels such as Paypal, CashApp, etc. will be returned to the member and will not be considered as an attempted payment.
Payments: Membership fees are used by UP(st)ART to fund obligations to our staff, our partners, and our members. As such, the community is dependent on each member to meet their financial obligations. When one person doesn’t pull their weight, it makes the load heavier for other members. We recognize that on occasion, members will struggle, both personally and financially. Our payment policies reflect that understanding, but seek to balance that with the need to protect the community and ensure it meets its obligations.
All billing and payment inquiries should be directed to billing@liveatupstart.com UP(st)ART charges membership fees on a month-to-month basis. The membership fee is due on the first day of each month. The amount of the membership fee is the same for each month, regardless of how many days are in the month. Incoming members must pay the membership fee for a full month plus any initiation fees in advance to be able to move-in, regardless of their move-in date. If the member moves in any day but the first of the month, UP(st)ART will then deduct any prorated payment amount from the membership fee from the following (second) month’s membership fee payment. The second and all subsequent membership fee payments are due on the 1st of the month.
Move outs must be completed no later than 11am on the last day of the month of the member’s final membership fee payment. Staying on property past 11am on the last day of the month will result in an $80 deduction from the Good Member deposit, or an $80 charge if the deposit has been surrendered. To spend the night on the last day of the month, members must email membership@upstart.rocks by the 25th of the final month of their agreement. Departing members that stay at UP(st)ART beyond the last day of the month or for any portion of a non-contracted day will be charged at the daily rate of $80 per day. UP(st)ART will not prorate any portion of the last month of membership, regardless of the move-out date.
Payments must be made through the member’s Appfolio account.
Appfolio accepts the following payment options:
1) ACH / E-Check bank transfer (no service charge; US bank accounts only; funds may take 5-7 business days to process)
2) Credit or debit card (Appfolio charges a service fee)
3) Pay with cash at a PayNearMe location (most CVS or 7-11 stores). Email Billing@liveatupstart.com in advance to request a barcode to bring to the PayNearMe location. Click here to see all PayNearMe locations: https://home.paynearme.com/locations/ (Appfolio charges a small service fee) *This option is often best for international members.
Before New Member Orientation can occur, the member may be asked to demonstrate to the House Manager/Property Supervisor that their Appfolio account is current and all Membership fees and initiation fees have been paid in full. Members can demonstrate this by accessing Appfolio payment confirmation emails or logging into their Appfolio account to show zero balance.
Late fees will be assessed for late payments. If payments are rejected due to insufficient funds, or payment through unapproved payment channels such as Paypal, CashApp, etc, UP(st)ART will charge a $20 returned payment fee. In addition, if payment is rejected due to insufficient funds, the Appfolio account will be suspended and the member must arrange alternative payment with billing@liveatupstart.com using certified funds.
When a required member payment is delinquent, UP(st)ART will contact the member to collect. If a member does not make a required payment, UP(st)ART will issue a 3 day notice to “pay or quit” (pay or move-out), consistent with California law. If the member has not made payment or moved out by the expiration of the 3 day notice, the Member Contract will be terminated. When the Member Contract is terminated for non-payment and the former member has not yet moved out after the expiration of the 3 day notice, the member will be subject to legal eviction proceedings and will continue to be responsible for payment plus any accrued late fees. When the Member Contract is terminated, individuals that wish to remain part of the community must submit their move-out notice, move out, pay any unpaid balance due and then reapply.
UP(st)ART resident employees also pay Membership Fees in order to live on UP(st)ART properties. UP(st)ART resident employees who do not make required payment of Membership Fees are subject to all payment terms, including but not limited to, late fees, receive a 3 day notice to pay or quit, and are subject to contract termination and eviction. In addition, UP(st)ART resident employees who do not make required Membership Fee payments may be terminated from their employment with UP(st)ART.

Membership Agreement: The Membership Agreement is an addendum to the Member Contract signed upon move-in. A current copy of the Membership Agreement can be found at www.liveatupstart.com/membershipagreement. In tandem, the Member Contract and Membership Agreement function as a legally enforceable month to month rental agreement. The Membership Agreement spells out in detail the rights and responsibilities of membership in UP(st)ART. A current copy of the Membership Agreement can be accessed through the Member Portal.
The Membership Agreement is more than just an agreement between you and UP(st)ART, it is an agreement between you, your housemates, and the entire UP(st)ART community. It represents the collective knowledge of thousands of members in how to live together effectively and creates a shared framework of expectations. By signing the Membership Agreement, you are now part of the UP(st)ART family.
Due to the month to month nature of UP(st)ART’s relationship with our members, the Membership Agreement can and does change, with and without notice. Most often, those changes are driven by members themselves, either by providing feedback via the Member Survey or through direct communication with UP(st)ART. Members can submit suggestions, ask questions, and request clarification on the Membership Agreement or other UP(st)ART policies by emailing membership@liveatupstart.com. Members are responsible for reading the Membership Agreement each month. At the beginning of each month, when the Membership Fee is due, UP(st)ART assumes that members have read and have agreed to the most current version of the Membership Agreement, which may differ from the version initially signed by the Member. As a result, members will be held accountable to the version of the Membership Agreement in their month of residence. Changes to the Member Contract or Membership Agreement Addendum are considered to be accepted by the member on the due date of Membership Fees for the month that the changes go into effect. No rights are implied or conferred except that which is expressly communicated within this agreement.
Management: You will be living in a house with Property Supervisor(s) who help make the transition to a new house easier, keep the property running smoothly, and address questions you may have. Property Supervisors are hourly employees who work regularly scheduled hours for UP(st)ART. Work related requests or questions should be directed to them during those regularly scheduled hours. Property Supervisors are also available in the event of an emergency. The primary responsibilities of Property Supervisors are to encourage and enforce the terms of the Membership Agreement and other policies, implement a lost and found system, facilitate family dinners and family meetings, conduct tours and orient new members. Property Supervisors can be contacted by members either on their cell phone or at the house email address.
You may also live with Community Facilitators. Community Facilitators are generally current or former members who are paid hourly to complete specific tasks for UP(st)ART. Tasks which Community Facilitators responsibilities include deep cleaning, conducting tours and orientations, and collecting lost and found. Community Facilitators are supervised by the Property Supervisor, and should not be directly contacted by members for work related purposes. Requests for service should always be initially directed to the Property Supervisor. If you’d like more information about the Community Facilitator role, please speak to the Property Supervisor.
If you’ve addressed a problem with your Property Supervisor, but have been unable to solve it, or if you are having an issue with your Property Supervisor, you may also reach out to the Community Manager. Though Community Managers don’t live onsite, they support both members and Property Supervisors and welcome your requests, questions, and comments. Your Community Manager can be reached at community@liveatupstart.com. UP(st)ART staff reserves the right to enter any space at any time.
Communication: By signing this agreement, you agree to receive communication from UP(st)ART in all the following ways: email, text message, social media, telephone and in person communication. UP(st)ART will contact you using the contact information shared during the application/orientation process. To update contact information, email membership@liveatupstart.com Personal references listed on your application may be used as emergency contacts at our discretion.
Member Portal: Through our website, UP(st)ART operates a Member Portal which is accessed at www.liveatupstart.com/membersonly. Request to join as soon as possible, and our website administrator will connect you. Through the Member Portal, members can access events, join community groups, suggest activities, and find answers to Frequently Asked Questions. In addition, the Member Portal can be used to book amenities, submit maintenance requests, pay membership fees, and contact UP(st)ART.
Termination of Contract by the Member: Residents can terminate their Member Contract by filling out the Move Out Notice on or before the 10th of the month (members can access the Move Out Notice through the Member Portal or directly at https://form.jotform.com/upstartcreative/move-out-notice). By submitting your Move Out Notice, you rescind all claims to UP(st)ART housing as of the date stated on your move out notice. Once you fill out the Move Out Notice, you will receive additional move out instructions as well as the Move Out Checklist (link to checklist is https://form.jotform.com/upstartcreative/move-out-checklist). Members that do not fill out the Move Out Notice by the 10th of the month may assume prorated financial responsibility for the following month, and will relinquish their claim to having their Good Member Deposit returned.
Moving Out: If you plan on moving out, submit the Move Out Notice by the 10th of the prior month in order to qualify for reimbursement of the Good Member deposit(members can access the Move Out Notice through the Member Portal or directly at https://form.jotform.com/upstartcreative/move-out-notice). When you complete the Move Out Notice, you’ll receive the Move Out Checklist (link to checklist is https://form.jotform.com/upstartcreative/move-out-checklist). The Move Out Checklist must be fully completed on the day you move out in order to get your Good Member deposit back. Taking UP(st)ART property with you or leaving your space dirty upon move out will result in a deduction from your deposit. When moving out, members are required to submit a change of address form with USPS: https://moversguide.usps.com/mgo/disclaimer. Failure to submit a change of address form as part of the Move Out Checklist will result in a fee. Members are responsible for removing personal belongings from UP(st)ART property when they move out. If a member does not remove their belongings, items may be donated or disposed of. UP(st)ART is not responsible for any damage or costs associated with loss, storage, or shipping of a resident’s personal property. Once fees have been deducted, the Good Member deposit will be returned 10-21 days after move out.
Property Transfer: When a member moves in, they are assigned to a specific property. Members may not move to occupy another property that they haven’t been assigned without prior approval from management. There is a $50 fee for switching properties. Members that would like to switch properties must submit a Request to Switch Properties through the Member Portal or by using this request form: https://form.jotform.com/upstartcreative/switching-houses-request-form. If a property transfer is approved, you will be notified by management when and where you are permitted to move. Once approved, members transferring properties are required to complete the House Switch Checklist, found at https://form.jotform.com/upstartcreative/house-switch-checklist, when they move out of their current property or risk additional fees. When transferring properties, take your bedding and dishes with you. Moving storage bins will result in an additional fee. When transferring properties, members are required to submit a change of address form USPS: https://moversguide.usps.com/mgo/disclaimer, or risk additional fees. UP(st)ART prioritizes transfer requests for members in good standing and may not process transfer requests for members unless they are in good standing.
Bed Transfer Within Same Property: When a member moves in, they are assigned a specific bed. Members may not move to occupy other beds that they haven’t been assigned without prior approval from management. There is a $50 fee for transferring rooms/beds. Members who would like to switch rooms or beds within the same house must submit a Request to Switch Beds through the Member Portal or by using this request form: https://form.jotform.com/upstartcreative/switching-beds-request-form. If a bed is available, you will be notified by management when and where you are permitted to move. Once approved, members transferring beds/rooms are required to complete the Switching Beds Checklist (https://form.jotform.com/upstartcreative/switching-bed-checklist) when they move out of their current bed or risk additional fees. Members who switch beds without permission may incur a $100 charge on their Appfolio account, and will promptly be asked to move back to their assigned space or risk Termination of their Membership.
Termination of the Member Contract by UP(st)ART: Consistent with the terms of the Member Contract and Membership Agreement, The Director of Operations, Community Manager or their designee may terminate the Member Contract for violations of the Member Contract, Membership Agreement or other community governance policies. Any final decision by the Director of Operations, Community Manager or designee that terminates the Member Contract is generally effective immediately upon issuance of said final decision.
In cases where the possibility of contract termination is imminent, notice to the affected member that action affecting their housing is being considered typically will be attempted. The Director of Operations, Community Manager or designee will investigate the incident, and may invite the member to discuss the matter. Should UP(st)ART terminate the contract, members will be provided with notice in writing and/or in person. about the reasons for the Member Contract termination, and provide a timeline within which to vacate UP(st)ART housing. In cases where the Member Contract is terminated for violation of the Membership Agreement, members will be issued a 3 day notice to vacate, in a manner consistent with local, state, and federal housing law.
In the event the conduct or behavior of a member violates the law, the Director of Operations or their designee may contact local law enforcement. If the Member Contract is terminated by UP(st)ART, the member forfeits all membership fees and the Good Member deposit.
UP(st)ART reserves the right to terminate the Member Contract of any member, for any reason, consistent with applicable laws and relevant policy. UP(st)ART follows all federal, state, and local housing laws.
Termination of the Member Contract generally occurs under two circumstances: when an individual commits any action listed in the “Immediate Termination” section below, or as a result of repeated, documented violations of the Membership Agreement, explained in detail in the section “When Members Violate the Membership Agreement” below.
Immediate Termination
These are actions that may result in immediate termination of the Member Contract by UP(st)ART and/or immediate termination of employment with UP(st)ART. They may include, but are not limited to, the following:
Conduct that threatens the safety of the resident, UP(st)ART staff, or community members.
Possession of, or threatened use of a weapon.
Climbing the roof or walls of any building or trees.
Causing reasonable apprehension of harm to any person in the community.
Violations of the Fire Safety Policy, including:
Interfering with, misusing, tampering with or damaging fire safety equipment.
Smoking inside of any building, including balconies. All smoking on property should be in the designated smoking area only.
Unauthorized burning of any material on the property, including but not limited to incense and candles.
Disregarding a fire alarm signal or refusing to evacuate a building.
Recklessly or intentionally activating an alarm when an emergency situation does not exist.
Interfering with, misusing, tampering with or damaging, any electronic device.
Blocking an egress path or window.
Leaving food unattended in or on the stove.
Any violation of the UP(st)ART Discriminatory Harassment and Sexual Misconduct Policy. The Discriminatory Harassment and Sexual Misconduct policy can be accessed at: liveatupstart.com/dhsm.
Theft of or destruction of UP(st)ART or community members property.
Sex, nudity, voyeurism or lewd behavior on UP(st)ART property or at UP(st)ART events.
Discriminatory or marginalizing language or behavior.
Illegal drug/alcohol possession or use in UP(st)ART property or at UP(st)ART events. It is illegal in California for anyone that isn’t 21 to use alcohol or marijuana.
Admitting to committing a felony crime in the past, or committing any felony while being a member of UP(st)ART.
Tampering with or rendering inoperable any security device, such as a door lock or security camera.
Bringing a pet onto any UP(st)ART property.
Violations of the Visitation Policy, including:
Allowing a visitor on property without prior notification via the Member Portal link.
Violating the visitor restrictions regarding number of permitted visitors, time of visit, length of visit, etc.
Allowing a hosted visitor into a bedroom.
Granting a visitor access to the interior of the property without ensuring they are accompanied by their Resident Host.
Allowing a visitor access to the property whose visitation privileges knowingly have been restricted/revoked by UP(st)ART.
Nonpayment of membership fees when due
Using UP(st)ART’s internet to commit a crime, including illegal downloading.
Use of/intrusion into the assigned personal spaces of another member.
Other Violations of the Member Agreement:
UP(st)ART takes its responsibilities to members seriously. When making decisions that can impact the housing of members, UP(st)ART weighs the needs of the individual member against the needs of the entire community.
In the “Termination of the Contract by UP(st)ART” section, UP(st)ART communicates behaviors that can lead to immediate termination of the Membership Agreement by UP(st)ART. In general, those behaviors are also violations of law, and fortunately they occur exceedingly rarely.
Most violations of the Membership Agreement do not lead to immediate termination of the Member Contract, and are addressed with individuals on a case by case basis. You will find the behavior expectations for all members of the Community identified throughout this Membership Agreement. UP(st)ART considers most violations of the Membership Agreement opportunities for coaching and communication with members. When UP(st)ART staff observe or receive reports of members violating the Membership Agreement, they will meet with the member, communicate the expectation, encourage compliance with the Membership Agreement, and document the behavior and intervention.
In some cases, initial violations will result in a reminder or an informal electronic communication. Subsequent violations will be documented as Written Warnings after an in person discussion between the member and an UP(st)ART staff member. If a member fails to correct their behavior after repeated conversations with their House Manager, continued violation of the Membership Agreement will result in a Final Warning from the Director of Operations, Community Manager, or designee. If an individual violates the Membership Agreement after a Final Warning, the Member Contract will be terminated, consistent with the terms of the section “Termination of the Member Contract by UP(st)ART.”
Reporting Violations of the Membership Agreement: In order for the community to function cohesively, members are expected to conduct themselves in ways consistent with the expectations communicated within the Membership Agreement. UP(st)ART encourages members to hold each other accountable. Members are encouraged to inform other members about guidelines outlined in the Membership Agreement, share why behaviors are either consistent with or inconsistent with UP(st)ART values or effective community living, and encourage individuals to conduct themselves in ways consistent with the Membership Agreement. Incident Reporting: In the event of an injury or safety concern, members are responsible for reporting it both to the House Manager/Property Supervisor and UP(st)ART’s Community Manager at community@liveatupstart.com
Emergency Response: In the event of an emergency, each member has the responsibility to call 911. In the event that a violation of the Membership Agreement is also a violation of the law, first contact either 911 or the LAPD non-emergency number, 1-877-ASK-LAPD. When on the phone with 911, stay calm, let them know what is happening, follow their instructions, and give them the address to the property. Second, contact your House Manager/Property Supervisor. If you can’t immediately get in touch with your House Manager/Property Supervisor, call the Community Manager at 213-378-5603 or the Director of Operations at 608-347-9205.
Personal Property and Safety-Neither UP(st)ART, LLC nor the property owner is responsible for the loss or damage of any personal property, including vehicles parked on or near the property. Members are encouraged to purchase renters insurance to protect themselves in the case personal items are lost or damaged.
Members are responsible for keeping personal items in locked spaces or on their person at all times. In the event that personal items are misplaced, members should make a good faith effort to first find the item, then to communicate in person with other members in an effort to determine what happened to the item. In limited circumstances, House Managers/Property Supervisors may be able to support members by attempting to find the lost item using security cameras.
Neither UP(st)ART, LLC nor the property owner is liable for bodily injury or harm that occurs on the property or at any UP(st)ART events, and our House Managers/Property Supervisors are not trained medical personnel. As a member of UP(st)ART, you acknowledge and agree that UP(st)ART, including its owners, employees, and agents, do not assume liability for the loss, theft, damage or injury, including death, to your person or your personal property as a result of residing on UP(st)ART property or participating in UP(st)ART activities. You further agree to indemnify and hold UP(st)ART, its owners, employees and agents, harmless for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with your use and occupancy of an UP(st)ART property or your participation in UP(st)ART activities, including but not limited to claims for personal injury or property damage/loss.
Property Safety and Security: All UP(st)ART members have a responsibility to ensure that the property is safe and secure. Members are required to report all safety and security concerns, including unauthorized individuals on the property, immediately to their House Manager/Property Supervisor.
If you see someone you don’t recognize on the property, and they are unaccompanied by a Resident Host, you are encouraged to inquire about the person’s visitor-status, or contact a House Manager/Property Supervisor. If the visitor is found to be unauthorized, or is not properly hosted by a Resident Host, please notify the House Manager/Property Supervisor immediately. Authorization can be determined by accessing SuperSaas to determine whether the individual has booked the amenity, or by verifying that the individual is a visitor and is with their Resident Host. All procedures for authorized non residents are located in the Amenity Use Policy or in the Visitation Policy.
Security Cameras: UP(st)ART locations are equipped with security cameras which are used in a manner consistent with UP(st)ART's Security Camera Policy, accessible at: liveatupstart.com/securitycamerapolicy. Cameras are permanently installed in common areas and outdoor spaces, but not in bedrooms or bathrooms to ensure your privacy. Cameras are used by House Manager/Property Supervisor and other authorized staff to protect the safety of the community and to ensure that members are meeting their obligations under the Membership Agreement. By signing this Membership Agreement, you consent to be filmed/recorded consistent with the terms and conditions of the UP(st)ART Security Camera Policy. Tampering with or rendering inoperable a security camera may result in immediate termination of the Member Contract by UP(st)ART.
Door Locks: UP(st)ART locations are equipped with numeric keypad locks. Exterior doors are to be kept locked and closed at all times. Only residents of each particular property are allowed to have combinations. Combinations change regularly. When combinations are changed, authorized members will be emailed the new combination. Members may not share combinations with anyone. If a current member does not have the current combination, direct them to a staff member or their email. Tampering with or rendering inoperable a door lock may result in immediate termination of the Member Contract by UP(st)ART.
Fire Safety Policy:
Each property has fire extinguishers. Note their location so that you are prepared in the event of an emergency. At the sound of a smoke alarm, all members on the property should come to investigate, and if appropriate, reset the smoke alarm.
In the event of a fire, call 911 and quickly evacuate in a safe and orderly fashion. When evacuating:
Use the stairs to exit.
Feel the doorknob, if it is hot, DO NOT OPEN THE DOOR. If it is not hot, open the door and follow evacuation
procedures below.
If you cannot leave the room, open the window slightly and seal door cracks with clothing or fabric (soak in water if
available in the room). Call 911, giving them your name and location. Hang a shirt or sheet from the window to
attract attention. Shout for help.
If exits are blocked, go to a room and close the door, following the instructions outlined in #3.
Choose an alternate exit if fire, heat, or smoke is blocking the nearest exit or stairway.
If there is smoke, keep low to the floor. If there is time, put a wet cloth to your nose and mouth.
Cross the street and remain on the sidewalk. Follow instructions from staff and emergency personnel.
In the event that the smoke alarm was caused by cooking and no fire has occurred, remain in the room, open windows, and turn on the stove exhaust fan if you have one. All alarms should be treated seriously, as a fire may have occurred. Every member is responsible for keeping the properties safe and complying with fire safety rules. Members are asked to immediately report any noticeable problems with fire equipment to their House Manager/Property Supervisor. The following behaviors may lead to termination of the Member Contract by UP(st)ART:
Interfering with, misusing, tampering with or damaging fire safety equipment.
Smoking inside of any building, including balconies. All smoking on property should be in the designated smoking area only.
Unauthorized burning of any material on the property, including but not limited to incense and candles.
Disregarding a fire alarm signal or refusing to evacuate a building.
Recklessly or intentionally activating an alarm when an emergency situation does not exist.
Interfering with, misusing, tampering with or damaging, any electronic device.
Blocking an egress path or window.
Leaving food unattended in or on the stove.
UP(st)ART’s Branding and Social Media: UP(st)ART maintains a website and social media presence, and will be using photos and videos from events to promote itself in both print and electronic mediums. By signing, you consent to have your likeness used on these platforms, in ads promoting UP(st)ART, and any future UP(st)ART media.
UP(st)ART Social Media Guidelines: Clear communication is a foundation of good relationships. By being present on social media, UP(st)ART hopes to foster constructive communication with and between our members, to nurture a sense of community, and to enhance the experience of our members and employees.
UP(st)ART engages on social media through public forums and private groups. UP(st)ART public forums are open to members, alumni, employees, and others, such as our main Facebook page, Instagram, etc. UP(st)ART also engages with members in private, curated groups, like Messenger, in order to facilitate communication among members of the group.
UP(st)ART public forums are moderated by UP(st)ART employees. Posts to UP(st)ART public forums are preemptively reviewed to ensure they comply with community guidelines. Depending on the platform, UP(st)ART may not preemptively review comments to posts, or monitor comments.
Private groups include and are administered by UP(st)ART employees. Administrators of each group are responsible for setting and modeling the tone within the group. Although employees are members of these groups, employees generally do not monitor or respond in real time.
In order to foster constructive communication within these groups, we may delete comments or posts we deem to be:

In egregious cases, we may take further action including permanent suspension from our social media or termination of the Member Contract. Content which we deem to be criminal in nature, or instigates or implies violence toward oneself or another may be reported to the authorities.

In order to foster an inclusionary environment, the community self polices issues surrounding protected but offensive speech. When communicating, members should be aware of their audience, and should be sensitive to conversation topics including religion, politics, race and racism, and gender. When in community spaces, members that are uncomfortable with a conversation topic are asked to first gently redirect the conversation, then more clearly state, “I’m uncomfortable with this.” Members that are asked to change topics should do so, or take the conversation off property.
SuperSaas - SuperSaas is the third-party software that UP(st)ART members use to reserve amenities. Shortly after becoming a member, you will be emailed login instructions for your SuperSaas account. If you have not received login information, please contact activities@liveatupstart.com. Ongoing access to the SuperSaas weblink is also accessible through the Member Portal.
Amenity Use Policy: Residents of an UP(st)ART property have access to Property Amenities located at their property, subject to restrictions, availability and property rules. All UP(st)ART members, regardless of their property of residence, can reserve Community Amenities, subject to restrictions, availability and property rules. The current list of Community Amenities include the Hobart Movement Studio, Hobart Self Tape Room, Harvard Recording Studio, and Sunset Recording Studio. The Community Amenities may be reserved by booking them online through SuperSaas.
There are unique rules that apply to all non resident members when using a Community Amenity:
Non resident members may not use drugs, alcohol, or tobacco.
Non resident members may not access the living areas of the property, including the bathroom.
Non resident members may not disturb residents.
Non resident members may not invite non members to the property without written permission from the House Manager/Property Supervisor.
On occasion, non resident members that are accessing Community Amenities may also be visitors of a Resident Host, in which case the Visitation Policy may supersede the Amenity Use Policy.
Rules for each specific amenity that is booked through SuperSaas are posted on SuperSaas, and must be observed. UP(st)ART reserves the right to limit access to amenities at any time to any and all members. Membership fees will not be discounted if an amenity is unavailable for any reason. Recording Studios: The studios are only used for music, video editing and voice-over related activities. The Van Ness studio can only be mixed with headphones, except from 8am to 10pm. The Harvard and Sunset studios can be used around the clock, as long as studio doors are closed.
Reservations for the studios can be made through SuperSaas or through the Member Portal. Reservations must include your complete real name in the title. Each member can reserve a max of 3 hours/day, and a max of 24 hours per month. This applies at all recording studios (for example, you can’t book 24 hours at 2 different studios). The person that reserves the time must be present. On Monday’s, reservations open for the following week. Event repetitions are not allowed. If you won't use a reservation, cancel in advance so others can use it. Wrap cables and tidy up before leaving the room. iMac files are deleted weekly, so please use an external hard drive to store your files.
Hobart House Movie Theater: Hours of operation are 8am to 10pm. Reservations can be made in SuperSaas or through the Member Portal, and must include your complete real name plus the title of the movie/show in the title, so others can opt to join you. Each member can book 1 movie per week. The individual that reserves the theater must be present. When you book this space, anyone can get in and join you. Turn the projector off when you leave so the bulb doesn't overheat.
Hobart House Self-tape Room: Hours of operation are from 8am to 12am, except from 10-10:15am. From 10pm to 12am, no yelling is allowed. Reservations can be made in SuperSaas or through the Member Portal and must include your complete real name in the title. Each person can book a maximum of 2 hours per day or 8 hours per week. The individual that reserves the self tape room must be present.
Hobart Movement Studio: Hours of operation 9am to 10pm. Amplified music is allowed only during UP(st)ART classes. No food is allowed. Shirts and shoes must be worn at all times (no sandals or flip-flops). Wipe down and tidy up equipment after use. Use equipment at your own risk.
Activities: We host activities you can participate in, such as classes, guest speakers, and Family Dinner. See the activities calendar and be sure to RSVP for events to ensure we have enough supplies and space for everyone who wants to take part.
Family Dinner: Family Dinner is generally a weekly event that occurs within each house. Members are assigned to cook for the community or clean up during or after the meal. It is a great opportunity to showcase a meal from your family of origin. Family Dinner brings members together to share a meal, get to know each other, and to create an intentional space for community building. During Family Meeting, Managers will share information about what is going on in the community. Members that participate are expected to be present for the entire event, including prep, dinner, meeting, and clean up.
Storage Lockers: Storage lockers are provided to store any valuables, however, you must provide your own lock to keep it secure. All valuables, as well as any prescriptions/medication, pepper spray or pocket knives, must be kept locked in your locker.
Luggage & Storage-In addition to the limited storage space available to members inside the property for personal items, Members may choose to utilize free additional storage for items that don't fit or are not permitted inside the property. Generally located outside in sheds or other exterior structures, this additional storage space is large enough to hold one standard sized roller bag per member, and is generally used to store luggage. Under no circumstances is luggage allowed to be stored in bedrooms or other common areas of the property interior. The exact dimensions of this available additional storage varies by property. For security purposes, this space is kept locked at all times, and is not regularly accessible to members except by appointment with the Manager. Members who choose to store items in this space do so at their own risk. UP(st)ART is not responsible for lost, stolen, or damaged items stored anywhere on the property, including this storage space. Items in this storage space that are not kept organized and in their assigned place by Members may be placed in Lost and Found. Members that need frequent or immediate access to luggage/additional storage without Manager assistance, or who have items that do not fit in their allotted storage space are required to purchase additional storage space from a local storage facility.
Extra/Overflow Storage-In some cases, UP(st)ART may have extra storage space available for an additional fee if a Member is unable to fit their belongings in their allotted storage space. The fee for extra/overflow storage may vary by property, so please consult the Manager for more information. Before arriving for your move-in, it is your responsibility to make sure that you have adequate storage for your belongings.
Internet and Wifi: Internet access is provided to members through local utilities. UP(st)ART will make every effort to keep wifi in good working order. UP(st)ART takes no responsibility for outages beyond our control, or for technical delays.
Noise: Quiet hours are from 10pm-10am. During quiet hours, if you can be heard outside of the room you are in, you are being too loud. As a general guideline, if you are able to walk to the edge of the property and still hear noise, so can our neighbors. Please be aware of this and remind others to keep the noise level down. Amplified music outside (computers and phones should be used with headphones) is never allowed as a courtesy to our neighbors. Calm acoustic music can be played outside until sunset. Amplified music is allowed inside except during quiet hours. Interior amplified music should be played at a volume where it doesn’t reach members outside the room. All members within a space must consent to whether or not music is played, its volume, and what music it is.
UP(st)ART bedrooms are quiet spaces at all times. Operate under the assumption that someone is always sleeping in a bedroom. Phones must be on vibrate, and phone conversations should never take place inside of bedrooms. Wear headphones while listening to electronics.
Visitation Policy: The environment at an UP(st)ART property tends to be highly dynamic, with new members joining monthly, UP(st)ART employees working on the property, and visitors accessing community amenities or being hosted by Resident Hosts. It is important that within this environment, the community observes a set of rules to ensure safety and security. Please see * at bottom for modified rules during the COVID-19 pandemic.
Visitors to an UP(st)ART property are authorized to access the exterior of the property only under following circumstances:
They are an UP(st)ART member that has booked an authorized Community Amenity
or
They are being directly hosted by a Resident Host for the entirety of their visit, and the host has submitted a Visitor Request Form via the Member Portal to their House Manager/Property Supervisor in advance (https://form.jotform.com/noahupstart/visitor)
Visitors may only access the interior residence of an UP(st)ART property when they are being directly hosted by a Resident Host for the entirety of their visit, and the host has submitted a Visitor Request Form via the Member Portal to their House Manager/Property Supervisor in advance.
Resident hosts are fully responsible for their visitors’ actions and must remain with their visitors at all times. If a visitor violates the Membership Agreement, that individual’s visitation privileges may be revoked. UP(st)ART will, at its discretion, treat violation of the Membership Agreement by a visitor as if the violation was committed by the member being visited, with consequences up to and including termination of the Member Contract by UP(st)ART.
Members must notify their House Manager/Property Supervisor no less than one hour in advance of having a visitor on the property by completing the Visitor Request Form. The Visitor Request Form is accessible through the Member Portal or at https://form.jotform.com/noahupstart/visitor
Visitation is limited to two visitors per Resident Host. Larger groups of visitors than two will require direct authorization by the House Manager/Property Supervisor, not just notification. Visitation hours are limited to between 10am-10pm. Visitation outside of these hours will require direct authorization by the House Manager/Property Supervisor, not just notification. Visitation is limited to 3 hours per day.
Certain uses of the house are reserved solely for residents, and are not-permitted for use by visitors. For example, visitors may not sleep, use laundry facilities, or shower when visiting.
Violations of the Visitation Policy are considered violations of the Membership Agreement. UP(st)ART reserves the right to prohibit a visitor from entering the property, in a manner consistent with Fair Housing laws.
The following behaviors may lead to immediate Termination of the Member Contract by UP(st)ART:
Allowing a visitor on property without prior notification via the Member Portal link.
Violating the visitor restrictions regarding number of permitted visitors, time of visit, length of visit, etc.
Allowing a hosted visitor into a bedroom.
Granting a visitor access to the interior of the property without ensuring they are accompanied by their Resident Host.
Allowing a visitor access to the property whose visitation privileges knowingly have been restricted/revoked by UP(st)ART.
Residents have an important role in maintaining the integrity of the Visitation Policy. If you see someone you don’t recognize on the property, and they are unaccompanied by a Resident Host, you are encouraged to inquire about the person’s visitor-status, or contact a House Manager/Property Supervisor. If the visitor is found to be unauthorized, or is not properly hosted by a Resident Host, please notify the House Manager/Property Supervisor immediately.
*As a precautionary measure during the COVID-19 pandemic, UP(st)ART has temporarily suspended access for non members to UP(st)ART properties. If and when this policy changes, UP(st)ART will communicate that in writing and by updating the Membership Agreement.
Parking and Transportation: Parking in Los Angeles is extremely challenging, especially in the high density neighborhoods where UP(st)ART properties are located. Using alternative forms of transportation is highly suggested, including bike, bus, subway, Lyft, Uber, and rentable scooters. Members report that consistent use of bicycles and Uber Pool is cheaper than car ownership, and that the costs of car ownership (parking, parking tickets, gas, maintenance, etc) often outweigh the benefits. Given the challenge of finding parking within close proximity of a property, members that may feel uncomfortable walking longer distances alone are strongly discouraged from bringing a car.
For members that absolutely must have a car, street parking is one option. Depending on the property and the arrival time, it may be challenging or even impossible to find a parking space within close proximity. To avoid costly parking tickets we strongly recommend that members research parking laws in any place they park and follow all posted signs. Occasionally, members have reported success finding parking spaces for rent through Craigslist or Spot Hero: https://spothero.com/spot-details/10784
Parking is not allowed on any UP(st)ART property, except by House Managers/Property Supervisors and other authorized personnel. Unauthorized vehicles on UP(st)ART property may be towed at the vehicle owners risk and expense. UP(st)ART takes no responsibility for private vehicles, or possessions within them. We strongly recommend not leaving valuables within your vehicle. UP(st)ART employees are not allowed to transport members in personal vehicles or vehicles belonging to UP(st)ART during work hours or within their capacities as UP(st)ART employees. UP(st)ART expressly disclaims any liability for any harm or injury suffered by a member while riding in a vehicle driven by one of our employees.
Maintenance: Our maintenance team works hard to keep the properties in good working order. Members can submit routine maintenance requests through the Member Portal. If a member identifies a maintenance concern that is considered a safety risk or could cause damage to the property, call your House Manager/Property Supervisor and submit a written request. If your request is approved, it will be prioritized and scheduled. As the volume of maintenance requests can change, know that we will address them as quickly as our capacity allows.
UP(st)ART reserves the right to enter any space at any time. If necessary, UP(st)ART reserves the right to close any space without notice for the purpose of conducting maintenance. Although UP(st)ART will make every effort to repair spaces as efficiently as possible, UP(st)ART makes no guarantees about how long any particular repair may take, and as a result spaces may be closed indefinitely without notice. In certain cases, bedrooms may be closed for maintenance. In the case that bedrooms are declared off limits, UP(st)ART will attempt to find alternative sleeping arrangements for members. If members choose sleeping arrangements other than what UP(st)ART offers, UP(st)ART’s total reimbursement to a member to sleep off property will not exceed the daily rate of membership. If facilities other than beds are out of service for maintenance, UP(st)ART will not reimburse members under any circumstances.
Members store food in UP(st)ART refrigerators and freezers at their own risk. Members are encouraged to purchase renters insurance in case refrigerated/frozen items are lost or damaged. All members are encouraged to store minimal food in refrigerated spaces. UP(st)ART is not responsible for food loss due to equipment malfunction. If members identify an maintenance issue with a refrigerator/freezer, they should submit a maintenance request through the Member Portal.
Maintaining a Healthy Community: UP(st)ART is committed to maintaining a healthy community. UP(st)ART takes reasonable precautions within its admissions procedures to ensure that members are healthy when they are admitted. Members are encouraged to disclose if they are ill to their housemates, so that their house mates can take reasonable precautions to prevent the spread of disease. All members are encouraged to practice the following personal protective measures:
Wash your hands often.
Avoiding touching your eyes, nose, and mouth with unwashed hands.
Avoid close contact with people who are sick.
Put distance between yourself and other people outside of your home.
Stay out of crowded places and avoid mass gatherings.
Cover your mouth and nose with a cloth face cover when around others.
Clean AND disinfect frequently touched surfaces daily.
Members that are symptomatic may be required to take additional measures to protect themselves or the community from disease. UP(st)ART can mandate that individuals wear masks and can require that members relocate to either other UP(st)ART properties or require that members self quarantine at their own expense for up to 14 days.
Choosing to move into or remain within a high density housing community brings with it enhanced risk for contracting COVID-19. UP(st)ART members, guests, employees, and contractors explicitly accept this higher risk for contracting COVID-19 and agree to hold UP(st)ART harmless if they contract COVID-19.
Cleaning: UP(st)ART employs a cleaning service to supplement the cleaning of members and help keep the properties looking great. The service comes to each property regularly, and is responsible for cleaning common areas, such as kitchens, bathrooms, and floors.
Each member is responsible for cleaning up after themselves, and to minimize their impact on the property and the community. Members should leave spaces cleaner than they found them. Specific things that members are responsible for:
Make sure your room is organized and cleaned before you leave for the day. This includes making your bed or closing your pod curtain and clearing all belongings off the floor.
Personal belongings must be kept in personal closets, assigned kitchen spaces, under your bed, or the assigned storage lockers. For oversized items, please ask your House Manager/Property Supervisor if there is storage available. Items found in community spaces and in non specifically assigned spaces will be put in lost and found.
Food in the fridge and freezers must be labelled. Members are responsible for keeping assigned storage spaces clean and organized. Food that appears to be expired may be thrown out by management and house cleaning teams.
Wash, dry, and put away all personal dishes immediately after use. Community dishes must be washed and put away before eating so that others making food around the same time can use them.
Clean the counters and stove after preparing food.
Clean sinks and toilets after use. Wipe up water from the bathrooms and remove hair from the drain after showering.
Sleeping anywhere other than your bed is not allowed. Personal blankets, pillows, and bedding must stay on your bed. Bedding must be washed at least twice per month.
For the comfort and cleanliness of your housemates, food is not allowed to be stored or consumed in bedrooms.
Paper grocery bags can not be used to store items, or kept on the property.
Trash: Members are required to take out the recycling and trash at least once a month, and should take it out as needed. Please message your House Manager/Property Supervisor once this is done. You will also be required to help take out and bring in the large trash bins once a month, when asked by a House Manager/Property Supervisor.
Lost & Found: Members are responsible for keeping their belongings with them or in their assigned, labelled storage spaces. Members are encouraged to have renters insurance. Members leaving belongings unattended in unassigned locations or common areas accept increased risk for theft, damage, use by other members, disposal, or being collected in Lost and Found. UP(st)ART staff may attempt to collect items found unattended in common areas and unassigned locations throughout the day. Those items will then be stored in Lost and Found, which is located in a designated space at each property. Lost & Found is kept locked for security purposes and is only accessible by managers. UP(st)ART staff will be available regularly to help you access Lost and Found. Please contact your House Manager/Property Supervisor for specific times and location. Members have the sole responsibility of identifying and retrieving their items from Lost and Found. Unclaimed Lost and Found items will be donated, with or without notice, at UP(st)ART’s discretion. UP(st)ART is not responsible for lost, damaged, or donated items.
Pest Control: UP(st)ART has a comprehensive pest control plan in place to manage pests. Properties are inspected and treated routinely by a local licensed pest control company. If you see or suspect pests, please report it promptly by submitting a facilities request through the Member Portal.
Pets: Pets are not allowed on any UP(st)ART property.
Mail: Members may receive mail and packages at their property, but we recommend that members get Post Office Boxes. Members who receive mail are responsible for removing mail from common areas daily. UP(st)ART is not responsible for lost or stolen mail.
Laundry: There are coin-operated laundry machines at some properties, which are maintained by an outside vendor. Instructions for use and the contact information for the vendor are posted on machines. Members who use laundry machines or leave laundry unattended do so at their own risk. UP(st)ART is not responsible for lost or stolen items. When doing laundry, set a timer or it may be moved by other members. Soap and supplies must be kept in your personal storage spaces, not in the laundry area. If a machine is out-of-order, please attach a sign to it; report malfunctions by submitting a request through the Member Portal. If you lose money in one of the machines, please contact the laundry company directly for reimbursement.
Study Room: Some properties have quiet study rooms that are only used as work areas. These spaces are generally first come, first served, and are used on a drop in basis. Certain properties offer desk space for rent. When desk space is rented, members are allowed to store their personal belongings on their desk. Members renting desk space should keep their workspace clean and organized. Quiet voices should be used while working in these spaces. Any music should be used with headphones. UP(st)ART computers are wiped once a week, so please save your personal work on your personal hard drive.
Bathroom: Bathroom time will be limited to 20 mins. Clean sinks and toilets after use. Wipe up water from the bathrooms and remove hair from the drain after showering.
Drugs and Alcohol: Illegal drug use will be grounds for termination of the Member Contract. Alcohol/marijuana consumption is allowed only if you are 21+. If you are under 21 and consume alcohol/marijuana, provide drugs or alcohol to a minor, or are causing disruption within the house due to your use of alcohol or drugs, it may be grounds for termination of the Member Contract by UP(st)ART. UP(st)ART has a policy to call 911 when our employees see signs of alcohol poisoning/drug overdose, such as vomiting, confusion, aggressive behavior or unresponsiveness.
Smoking: The legal age for consumption of nicotine in California is 21+. No tobacco use of any kind (including chewing tobacco and vaporizers) is allowed inside the buildings. Each property has a specific outdoor smoking area, which is the only area smoking is allowed on or near the property. Use the ashtrays provided to avoid litter and fire hazards.
Sex and Sexuality: Sex is not allowed in any UP(st)ART common areas or bedrooms, and can lead to termination of the Member Contract by UP(st)ART. Sex must be consensual. At UP(st)ART, we support affirmative consent only. If you or your partner is intoxicated, that is risky and potentially illegal behavior. Any unwanted sexual advances can lead to termination of the Member Contract by UP(st)ART.
Sexual Harassment: UP(st)ART supports a community that is free from harassment or sexual misconduct, and has a policy in place prohibiting certain types of behavior and speech within the community.
