If you wish to apply for a rental property please observe the following procedure:
A tenancy will be offered to you subject to the following conditions and processes.
When the Tenant has chosen the Property they wish to Rent, the Tenant must formally apply for the Tenancy by completing and signing this Preliminary Application Form. This provides us with the details that we need to submit to the Landlord(s), for their consideration. If the Landlord(s), instruct us to
proceed, we will then need to begin the formal referencing process. Before formal referencing begins a reservation fee equivalent to one week's rent will be requested, the terms and conditions relating to the reservation fee will then be provided.
All application forms and steps must be completed and signed before an application for a tenancy can be formally considered. All tenants must be referenced.
Reposit - Deposit Alternative
We offer Reposit as an optional alternative to paying a traditional cash security deposit.
Reposit allows eligible tenants to pay the equivalent of one week’s rent instead of a standard cash deposit, which is typically five weeks’ rent. The Reposit payment is a non-refundable fee and is not held as a deposit.
As with a traditional deposit, tenants remain responsible for any valid end-of-tenancy charges. If the tenancy continues beyond 12 months, an annual continuation fee of £30 is payable to Reposit to maintain the cover.
If there is a disagreement over end-of-tenancy charges and you choose to raise a dispute, a £60 dispute fee will apply. This fee is only payable if a dispute is raised and is shared between all tenants named on the tenancy.
If valid end-of-tenancy charges are not paid, Reposit may take steps to recover outstanding amounts. This may include legal action and could impact your credit score.
Reposit is optional, and a traditional deposit scheme remains available. Reposit is subject to eligibility and referencing criteria. For more information on Reposit, please speak to a member of our team

By providing us with the above information you consent to us obtaining, holding and using personal data about you in connection with the business of letting and renting out of residential properties as specified below for so long as may be reasonably required for our legitimate purpose. We will use that information for communicating with you. We may also provide that information to third parties with a legitimate reason to receive it in connection with your dealings with us (e.g. landlords (where applicable), utility and service providers, Head Office or transferee of our business) or to such third parties as required by you or the law, whether within or outside the European Economic area. Points to Remember Before Proceeding
- Agents act for Landlords and their first responsibility is to the Landlord. The Landlord will expect us to offer the property in its best light and negotiate the highest rent the market is prepared to pay consistent with the Landlord's own ongoing requirements.
- We will always answer questions asked in an honest and open manner, acting in good faith, in providing information we have been given by the Landlord.
- When viewing a property take care of yourself and others who accompany you by looking out for and avoiding hazards. These may include steps, slopes, beams or obstructions of various types.
- We cannot act for applicants and they should take their own professional advice to ensure that the chosen property meets their individual requirements.
- We are not surveyors and do not survey properties or check that the
Important Information
If you choose to withdraw your application at any point before you have paid the reservation fee and formal referencing has commenced no costs will apply.
Please note, that information provided in this form together with information provided during the formal referencing process will be taken into consideration when the Landlord makes a decision to offer you a Tenancy. The reservation fee may be lost if, at any time, false or inaccurate information is provided.
Normie Limited may use a third-party referencing agent if so you agree to be contacted by that agency. Currently, we use Good lord to carry out our Formal Referencing.

Please be aware that it is company policy for Tenants to be checked in and checked out of the property on weekdays (excluding Bank Holidays).
Guidelines for Shared Tenancies - Tenant Responsibilities
When considering applying to take a Tenancy with other sharers it is important to understand the obligations the Tenant and their fellow occupants will be entering into. This guide highlights some of the issues that will need to be considered:
- The Tenancy Agreement will make each sharer jointly and individually responsible for all of the Tenants' conditions set out in the Tenancy Agreement.
- A guarantor guaranteeing a sharer tenant will also be responsible for all of the tenant's conditions set out in the tenancy agreement on a joint and several bases.
- All parties to the Tenancy Agreement will have these responsibilities even if they leave the property before the end of the Tenancy term.
- Rent must be paid under one banker's standing order unless otherwise agreed. Any Rent not paid is the responsibility of all sharers.
- The Tenant must supply information about the relationships between each occupant to enable the Landlord to assess whether the Tenancy being created will result in a House in Multiple Occupation (HMO)
Tenancy Fee Schedule (applicable from June 2019)
Security Deposit
Five weeks rent where the annual rent is less than £50.000 or six weeks rent where the annual rent exceeds £50.000.
Unpaid Rent
Interest at 3% above the bank of England Base Rate from the rent due date until paid - (accrued on a daily basis). Please note: This will not be levied until the rent is more than 14 days in arrears.
Lost Keys and Fobs
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, Landlord or any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc Vat aotss) slafoaryr: the time taken replacing lost key(s),other security Device(s).
Variation of Contract
£50 (inc vat) per agreed variation. Should there be any chance to an existing tenancy agreement at the request of the tenant, an amendment fee will be charged.
Early Termination of Contract
Should you wish to leave your contract early, you will be liable to the Landlords costs in re-letting and granting the termination, as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Declaration:
I hereby confirm that the information provided by me is to the best of my knowledge true and I have no objections to the information being verified by whatever means deemed necessary. I also consent to this information being verified by contacting any third parties detailed in this form and agree that Normie Limited or their approved agent may search the files of a Credit Reference Agency and keep a record of that search. I understand that defaulting on any rental payment may result in the information relating to that default being recorded with Credit Reference Agency who may then supply that
information to other credit companies. I understand that in the event of any default in respect of the covenants in my tenancy agreement the information in this application may be disclosed to one or more tracing companies and or debt collection agencies in order to assist in recovering any monies due. The information provided in this form by me is information as described in Ground 17 of the Housing Act 1996 and I understand that if any information in this application is found to be false or untrue it is grounds for termination of the Tenancy. Furthermore, by signing I consent to receive my copy of 'How to rent: a checklist for renting in England', or any other documentation related to the tenancy.
If only one applicant signs this form, they warrant that they have permission to supply information on behalf of all applicants and the information will be treated as per this declaration and the T&C's.
