  • Dear Applicant,

    By now you've had a chance to look over the apartment. Thank you for your interest in residing in one of the homes managed by Goodhand Properties LLC. As with each candidate, we ask that you complete the application below. Please note - each adult who will be residing in the apartment must fill out an application!

    • Be sure to complete every blank space where applicable. If it does not apply to your circumstance, please indicate so by writing in "N/A".

    • The credit check fee is $20 per applicant. It is due at the time you submit the application and can be paid online. You may use a personal check for this fee, but keep in mind we will not perform the credit check until your personal check clears at your bank. To speed up this process, you may wish to consider using a money order. Should we process your application, please be aware that this is a non-refundable fee. When a credit check is run, this will include your credit history, outlining all outstanding debt and payment history. The credit check will also confirm residence history for comparison to what you've submitted on this application. We look for a minimum overall FICO score of 620 to qualify for residency.

    • For every applicant, we have a lengthy discussion with his or her present and previous landlord(s) in an effort to get to know the candidate better. Therefore, we require that you supply the name and contact information for your present landlord as well as your previous landlord. It is imperative that the information you supply within the Rental History section of the application be as complete as possible. Failure to include both may disqualify your application. There are no exceptions!

    • Please take some time to read over the sample lease provided so that you have a complete understanding of what is expected of you as a resident in one of our homes. If you keep your end of the bargain, so will we.

    I authorize Goodhand Properties LLC’s partners to obtain such information and provide it to certain identified third parties who are requesting this information about me. The partners must obtain "written instructions" from me prior to sharing any credit history and/or public records with certain identified third parties.

    I, {name}, authorize Fidelis Screening Solutions, LLC, Landlord and its agents to obtain an investigative consumer credit report including but not limited to credit history, OFAC search, landlord/tenant court record search, criminal record search and registered sex offender search. I authorize the release of information from previous or current landlords, employers, and bank representatives. This investigation is for resident screening purposes only, and is strictly confidential. This report contains information compiled from sources believed to be reliable, but the accuracy of which cannot be guaranteed. I hereby hold Fidelis Screening Solutions, LLC, Landlord and its agents free and harmless of any liability for any damages arising out of any improper use of this information.

    • You must be told if information in your file has been used against you.
