Proper Notice: If you choose not to renew, please fill out the Notice to Vacate (NTV) form. The Lease Contract requires a NTV with all lease holders’ signatures 60 days prior to the lease expiration. Failure to provide notice on time, in any case, will result in an insufficient notice fee equivalent to one month’s rent. Please note that management is required to conduct a pre-move out inspection when a NTV is submitted, and any known damages will be charged to the account for immediate payment. Month-Month (MTM): In the event you do not renew, you do not provide Notice to Vacate, or you overstay your scheduled move out date, the Lease Contract will transition to a MTM tenancy and the rent amount will be increased to the MTM rate. Please refer to the one-month renewal option in your portal as the MTM rate. The MTM rate can change at any time with 30 days’ notice. Either party may terminate a month-to-month tenancy by giving the other party written notice no later than 15 days prior to the end of the monthly rental period. Failure to provide adequate 15-day notice in any case will result in an insufficient notice fee equivalent to one month’s rent.* This field is required.

Smoking: Vintage Winter Park has always upheld a smoke-free policy, which is communicated through the Lease Contract, email updates, and community signage. Any evidence or report of smoking anywhere within the community—whether in the apartment, on the patio/balcony, in the amenities, or in the parking lot—will result in a $50 violation fee, and the account will be automatically marked as a non-renewal. Due to the lasting effects of smoking odors, apartments showing any signs of smoking—inside the apartment, on the patio/balcony, or those with prior smoking violations—will incur charges for Ozone, Vaportek, Paint Additive, and Odor Seal, with a minimum cost of $455.* This field is required.

Electricity: Coverage must remain active in the resident’s name for the entire lease term or until the agreed-upon move-out date, whichever is later. A $50 charge will apply for each month the apartment does not have electricity provided by the resident.* This field is required.

Early Termination: Management’s receipt of this notice does not approve early move-out or release you from the obligations of the Lease Contract. In accordance with Florida Statutes §83.595, in the event you breach the Lease Contract for the dwelling unit, and we have obtained a writ of possession, or you have surrendered possession of the dwelling unit before the lease term expires, or you have abandoned the unit, you are required to pay a liquidated damage or early termination fee amount as outlined in the Lease Contract Addendum Choice of Damages, Early Termination of Lease Contract. This liquidated damage or early termination fee will be applied to the account immediately and is due for payment immediately. Amounts due are immediately sent to collections upon move out for early termination. All amounts owed will be sent to collections immediately upon move out. We strongly encourage a full payment be made prior to moving out to avoid any penalties and impacts on rental history.* This field is required.

Compactor Guidelines: Residents must adhere to the Compactor Guidelines outlined in the Resident Packet. Waste should never be left outside the compactor, and bulk waste must be coordinated with the office. Failure to fully comply with the compactor guidelines will result in a fee without warning. Flood and Fire Safety Guidelines: At Vintage Winter Park, we prioritize the safety of our residents and the community by strictly adhering to the Fire and Flood Safety Guidelines provided in the Lease Contract and other communication materials. Your cooperation is essential in maintaining a safe and clean environment for everyone. We conduct at least one inspection of each apartment annually, and the Orange County Fire Department also performs their own yearly inspection. Additional inspections may be required by local, state, or federal agencies, or by management to ensure compliance. Residents will be notified at least 24 hours in advance of an inspection, except in the case of an emergency. These guidelines are in accordance with local, state, and federal regulations and the Lease Contract. Failure to abide by these guidelines may result in fees starting at, but not limited to $35 and possible eviction. Failure to provide entry for inspections may result in a trip charge starting at $75. Tenants are responsible for any charges incurred for additional services needed and/or fines imposed by government entities as a result of such violations.* This field is required.

Parking and Vehicle Policy: The towing company has the right to tow any vehicle at any time without notice, and towing is at the vehicle owner's expense, including any associated charges or damages. All vehicles, including new or temporary ones, must be registered with the front office. Each occupant 16 years or older is entitled to one free vehicle registration (cars, trailers, boats, motorcycles, etc.) with proof of registration in approved occupants' names required. Leaseholders may register a second vehicle for a one-time fee of $50 and must provide vehicle registration that lists them as the owner. Please review the Resident Packet for a full list of parking and vehicle rules.* This field is required.

Pest Control: Pest control services are available weekly and must be requested by residents via service request through the resident portal. Requests must be submitted by 10am on Tuesdays to be listed for the following Wednesday’s services, or service may need to be scheduled for the following week. Residents must maintain the apartment in a sanitary manner to prevent the attraction of pests. We encourage residents to request quarterly pest control services for preventative measures. Residents are REQUIRED to request pest control services whenever pest activity is witnessed and MUST continue to request pest control services WEEKLY until the pest concern is eradicated. Gaps in service requests will cause difficulty in rectifying any pest concern. Residents will be responsible for damage related to pest concerns, including cost of remediation and possible loss of rent for delay of new move in, if pest control services are not requested as described above.* This field is required.

Pet Policy: As a pet-friendly community, we are required by the Federal Fair Housing Act (FHAct) to follow our pet policy in the Lease Contract and Resident Packet. All pets must be registered through PetScreening. Non-registered animals are not permitted to reside at, nor visit, the property. Valet Waste Guidelines: Residents must maintain the area around their dwelling, cleaning up any waste, debris, or stains caused by themselves, their guests, or passersby. These guidelines comply with the CS/HB 529 Florida Fire Prevention Code to prevent pests, uphold safety, and avoid complications during emergencies. Tenants are responsible for staying informed about property policies, including any updates provided in writing, electronically, or verbally.* This field is required.

Cleaning and Damages: A $75 sanitation fee will be charged upon moving out. The dwelling must be completely emptied of personal items and returned to its original condition. Cleaning of any kind is not considered normal wear and tear and any items left behind will be discarded without notice.
