As a reminder, MLS rules require us to update your listing within 24 hours of a listing status change (including accepting an offer, signing an agreement of sale, and the final closing).

To avoid the potential for MLS fines, we appreciate you keeping us informed of all status updates in a timely manner.

If the property has sold (closing has occurred), please use the Notification of a Sold Property form instead. If you have found a tenant for a rental, use the Rented Property Form.

All requests must be submitted via this form in order to ensure accuracy in writing. E-mail address used must match the e-mail on file for your listing.

A confirmation e-mail will be sent when we have completed your request. Updates will be reflected in the MLS within one business day, and on partnering sites within 24-48 hours.

Late Status Update Fee - Because this status update is being reported more than 24 hours after the accepted offer, the listing is currently at risk of incurring an MLS fine. Accordingly, we must assess a $29 fee for late status updates. This fee covers:

time and resources spent on MLS compliance procedures, appealing related fines, etc.
insuring us against the risk to the business of falling out of good standing with the Realtor board, MLS suspension, escalating MLS fines, etc. whcih can occur as a result of out-of-date and/or inaccurate listings.

If an MLS fine is assessed (often $50-100), the fine is billable to the customer per our listing agreement.

When the property sells, please use the online Sold Property form at http://www.mlsbydan.com/update-sold.html. This update is required immediately after closing by MLS rules (updates made after 24 hours can incur MLS fines).
If the closing is delayed, we are required to update the Anticipated Sale Date in MLS. Please alert us as soon as possible of the updated closing date using the Update Anticipated Sale Date form.
If the sale falls through, you can reactivate your listing, temporarily withdraw, or choose to cancel. You may wish to renew your listing if the expiration date has passed. Please use the Cancel Pending Status form at mlsbydan.com to report a deal fallen through, and explore your options moving forward.
